Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Bentleigh Homes
Much of Bentleigh was built in the 1920s and 1930s, after market gardens were subdivided into housing estates near the railway, with more homes added in the 1940s and early 1950s. Bathrooms in these bungalows and weatherboards are usually a single room off the hallway with a separate toilet, often updated in the 1970s or 1980s. Units and newer townhouses have smaller bathrooms and ensuites.
Common bathroom projects here include stripping out a failed shower over timber floors and waterproofing it properly, adding an ensuite or second bathroom as families grow, combining the separate toilet into a larger room, and improving heating, lighting and ventilation. Internal bathroom work generally needs no planning permit from Glen Eira City Council, and our licensed plumbers and electricians certify their work.

Before You Start
What to Plan For in a Bentleigh Bathroom
Waterproofing
Showers Over Timber Floors
Bathrooms in Bentleigh’s interwar homes sit on timber joists, which flex more than a slab and can open up old grout and membrane joints over time. A new bathroom needs a rigid substrate, a membrane to the Australian Standard and careful detailing at the shower hob and floor waste. Any rotten timber is replaced before tiling starts.
Heritage
Bathrooms in Heritage Precincts
Parts of Bentleigh, including precincts around the station between Centre Road and Brewer Road and the Rose Hill Estate, are in Glen Eira’s Heritage Overlay. Interior bathrooms are generally not controlled, but a new window, roof vent or flue visible from the street may need a planning permit. We check your property before planning external changes.
Layout
Space for an Ensuite
Interwar Bentleigh houses usually have bedrooms off a central hall and one bathroom towards the back. An ensuite can often fit by borrowing from a sunroom, a built-in robe or a small bedroom, or by including it in a rear extension. On a timber floor, new drains can run under the house, which makes placement more flexible.
Heating
Warmer Winter Bathrooms
Bentleigh bathrooms with high ceilings, timber floors and an old window can be cold in winter. Underfloor heating beneath the tiles, a heated towel rail, a heat lamp combined with the exhaust fan and better seals on the window all help. Each needs its own circuit, planned with our licensed electricians before the walls are sheeted.
Asbestos
Earlier Bathroom Updates
A Bentleigh bathroom redone between the 1960s and the 1980s may have asbestos cement sheeting behind the tiles or in the ceiling, and vinyl floor tiles from that time can contain it too. Suspect materials are tested before demolition, and larger amounts are removed by a licensed removalist so the rest of the house stays safe.

Do I need a permit for a bathroom renovation in Bentleigh?
Internal bathroom work usually needs no planning permit from Glen Eira City Council, and in most heritage precincts the controls are aimed at the outside of the house. Building permits may be needed for structural changes. Plumbing, waterproofing and electrical work must be done by licensed trades, and we provide the plumbing compliance certificate and Certificate of Electrical Safety.
Can we keep the period character in a Bentleigh bathroom?
Yes. Some owners of interwar Bentleigh homes choose subway or hexagonal tiles, a freestanding bath, a timber vanity or picture rails that suit the house, while still getting a modern shower and sound waterproofing. We can keep original windows and door trims where they are in good condition and match new joinery to them.
How long does a Bentleigh bathroom renovation take?
Most bathrooms take 2 to 4 weeks. In an interwar Bentleigh home, replacing floor joists, removing asbestos or moving the separate toilet can add time. If this is your only bathroom, we keep the toilet working for as much of the job as we can and tell you in advance which days it will be out of use.
Should we redo the bathroom before selling our Bentleigh bungalow?
Buyers of Bentleigh bungalows tend to look closely at the bathroom, because a leaking shower over timber floors can mean hidden damage. Fixing leaks, regrouting, replacing a worn vanity and tapware and making sure the exhaust fan works are often enough. If the room has failed underneath, a full renovation may be the honest fix, and a building inspection will reveal it.
Can you renovate a bathroom in a Bentleigh unit or townhouse?
Yes. Many Bentleigh units and newer townhouses have compact bathrooms on a slab. If there is an owners corporation, changes to plumbing stacks, exhaust ducting through common walls or the roof, and work hours often need its approval. We prepare the details it needs and work within the building’s rules.
