Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Black Rock Homes
Bathrooms in Black Rock’s postwar and mid-century homes are often original or from a single update, with small showers, coloured tiles and a separate toilet. Many families also want an outdoor shower or a bathroom near the back door to rinse off after the beach, which these older layouts rarely allow for.
Typical bathroom projects here include full renovations with new waterproofing, adding ensuites to main bedrooms, creating a second bathroom near the rear entry, and choosing fixtures and finishes that stand up to coastal conditions. Interior bathroom work generally doesn’t need a planning permit from Bayside City Council; licensed trades complete every plumbing and electrical change.

Before You Start
What to Plan For in a Black Rock Bathroom
Coastal
Fittings That Cope With Salt Air
Black Rock sits on the bay along Beach Road, and salty air reaches further inside than many owners expect. Chrome plated tapware, cheap towel rails and exhaust fan grilles can pit and stain within a few years. We suggest marine grade stainless steel, quality plated finishes and sealed light fittings, particularly in bathrooms with windows that are often open.
Layout
A Bathroom by the Back Door
Coming back from Half Moon Bay or the beach at Black Rock means sand and wet towels. A second bathroom or shower room near the rear entry keeps sand out of the main bathroom and the hallway. It can be built into an extension or carved out of a laundry or porch, depending on where the drains run.
Plumbing
Plumbing an Outdoor Shower
An outdoor shower near the side gate or pool is popular in beachside homes, but the waste water usually has to go to the sewer, not into the garden. Hot water, a mixing valve and a screened position also need planning. Our licensed plumbers install and certify the work so it meets Victorian plumbing rules.
Floors
Tiles That Handle Sand and Water
Sand carried in from the beach acts like sandpaper on soft tiles and grout. Slip resistant porcelain floor tiles with a matte finish, epoxy or high-performance grout and a shower that drains quickly keep a Black Rock bathroom easier to clean. We help you choose finishes that suit both the look and daily use.
Ventilation
Keeping Moist Air Moving
Coastal humidity combined with daily showers can leave a Black Rock bathroom damp, with mould on ceilings and around windows. A properly sized exhaust fan ducted outside, combined with an openable window where possible, keeps moisture down. We position the fan so it draws steam away from the shower without creating a draught.
Design
Mid-Century Bathroom Character
Some postwar and mid-century Black Rock homes still have original features such as coloured tiles, timber vanities or clerestory windows. A renovation can keep or echo some of these with retro tile shapes, timber joinery and simple tapware while replacing the waterproofing and services underneath. We talk through what to keep at the first visit.

Do I need a permit from Bayside City Council for a bathroom renovation in Black Rock?
Generally not a planning permit when the bathroom is inside the existing house. Plumbing work is carried out and certified by licensed plumbers, and electrical work comes with a Certificate of Electrical Safety. If the bathroom is part of an extension or involves structural changes, a building permit is needed and planning requirements depend on the overlays that apply.
Can we add an outdoor shower to our Black Rock home?
Usually, yes. The main requirements are hot and cold water, a drain connected to the sewer and a location that protects neighbours’ privacy. If the shower is enclosed or roofed, it may need a building permit. Our licensed plumbers design and certify the installation so it works reliably near the beach.
How long does a Black Rock bathroom renovation take?
Most bathrooms take 2 to 4 weeks from demolition to the final clean. A second bathroom in an extension takes longer because it is part of a larger build. Ordering tiles and tapware early helps, especially for specialty coastal finishes. We give you a written schedule before work starts.
Should we renovate the bathroom before selling or leasing our Black Rock home?
In Black Rock, a dated but well kept bathroom may be acceptable to buyers planning their own renovation or rebuild. Leaks, corroded fittings, mould and loose tiles are worth fixing because inspectors and tenants notice them. A new vanity, mirror and tapware can freshen a sound bathroom. A full renovation makes sense if you plan to live there for some years.
