Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Ashburton Homes
Many Ashburton homes still have their 1940s or 1950s bathroom: one room with a bath and basin, a separate toilet next door, and tiles that have outlived their waterproofing. That includes many of the former Housing Commission houses around Alamein, while interwar bungalows near the railway often have the bathroom off the central hallway and the newer townhouses and rebuilds come with ensuites as standard.
Typical bathroom work here includes replacing original family bathrooms with modern waterproofing and walk-in showers, adding an ensuite to the main bedroom, using the separate toilet space to enlarge the bathroom, and fitting better exhaust and heating. Internal bathroom work generally doesn’t need a planning permit from the City of Boroondara; plumbing and electrical work is done by licensed trades.

Before You Start
What to Plan For in an Ashburton Bathroom
Materials
Concrete Walls in Commission Houses
Some of the Housing Commission houses built around Alamein after the war have concrete walls rather than timber frames. Chasing in new pipes or a recessed shower niche is slower in concrete, and fixings need different anchors. We confirm how your walls are built at the first visit so the quote reflects the real work.
Layout
Bath, Basin and Separate Toilet
The compact postwar layout seen across Ashburton puts the toilet in its own small room beside the bathroom. Combining them gives space for a larger shower, but a separate toilet is handy for a busy family. We draw up both options based on where the sewer connection runs and how many people share the room.
Heritage
Bathrooms in the Heritage Precinct
Streets in the interwar Great Glen Iris Railway Junction Estate, such as Ward Street and Lexia Street, are in a Heritage Overlay precinct. Internal bathroom work generally isn’t affected, but a new window, skylight or roof vent visible from the street may need a planning permit from the City of Boroondara. We check before design.
Asbestos
Testing Before Demolition
Ashburton’s 1940s and 1950s homes were built when asbestos cement sheet was common in wet areas, eaves and around flues. Any suspect lining in the bathroom is tested before we remove tiles, and larger amounts go to a licensed asbestos removalist. Knowing early keeps the job on schedule and the price clear.
Design
Ensuites in Extensions and Rebuilds
Where Ashburton owners extend at the rear or add a second storey, an ensuite is usually part of the plan. Positioning it above or beside the existing bathroom keeps plumbing runs short. An upstairs shower needs waterproofing to the Australian Standard and a properly falling floor to protect the ceiling below.

Will a bathroom renovation in Ashburton need a permit from Boroondara?
Most internal bathroom renovations need no planning permit from the City of Boroondara, including in heritage areas, as long as the outside of the house doesn’t change. A building permit may be needed for structural changes. Our licensed trades provide a plumbing compliance certificate and a Certificate of Electrical Safety at the end.
Can you renovate the bathroom in a concrete Housing Commission house in Ashburton?
Yes. Concrete walls are solid and stable, but cutting channels for new pipes and wiring takes specialised saws and more time. Sometimes we build a new stud wall in front of the concrete to run services instead. We explain the approach and include it in your fixed-price written quote.
How long will our Ashburton bathroom be out of action?
Most bathrooms take 2 to 4 weeks. Combining a bathroom and separate toilet, concrete walls or water damage under an old floor can add a little time. Many Ashburton homes have only one bathroom, so we plan the sequence to keep the toilet working for as long as possible and tell you in advance when it won’t be.
Are heated towel rails or floor heating worth it in an older Ashburton home?
Bathrooms in older Ashburton homes with timber floors and little insulation can be cold in winter. A heated towel rail is simple to add, while underfloor heating suits a full renovation where the floor is being retiled anyway. Both need suitable circuits installed by a licensed electrician.
Should I redo the bathroom before selling my Ashburton home?
A dated bathroom is one of the first things people notice in an older Ashburton home, and building inspectors look for leaks and loose tiles. Fixing leaks, regrouting, and replacing the tapware, vanity and mirror, along with a better exhaust fan, usually makes the room presentable without a full rebuild. We can quote both options so you can weigh them up.
