Powder room & laundry into a small bathroom

“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Wow! Now that's a bathroom

“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Brunswick Homes

Many of Brunswick’s Victorian and Edwardian terraces and workers’ cottages were built without an indoor bathroom. When one was added, it usually went into a rear lean-to or a converted back room, often sharing space with the laundry, with a small window, little ventilation and plumbing that has been patched over several decades. The area’s interwar brick homes and post-war flats tend to have their original compact bathrooms, many still with the first tiles and fittings.

Our Brunswick bathroom work usually means making a small footprint work harder: a walk-in shower in place of a shower-over-bath, a wall-hung vanity and recessed niches to free up floor space, and a proper exhaust fan ducted outside. Where needed we strip back to the frame so the new waterproofing meets the current standard, and we check for rotten floor joists, which are common under old wet areas. Internal bathroom work usually doesn’t need a planning permit, but if your home is in a Heritage Overlay and the renovation changes the outside, such as a new window, we’ll confirm the requirements with Merri-bek City Council first. In apartments, we coordinate with your owners corporation on access, noise and waterproofing sign-off.

Before You Start

What to Plan For in a Brunswick Bathroom

  1. Access

    Access and Parking

Many Brunswick terraces and cottages have no side access, so the old bathroom comes out and the new tiles, vanity and fittings go in through the house. We protect floors and hallways before work starts. Streets are narrow and parking is tight, and a skip bin on the road usually needs a permit from Merri-bek City Council, so we organise it as part of the job.

  2. Floors

    What’s Under the Floor

Bathrooms added to the back of older homes often sit on timber floors over a low sub-floor. Years of small leaks can leave joists and bearers soft, so we check the structure once the old floor is up and fix anything that needs it before the new waterproofing goes down.

  3. Plumbing

    Old Pipes and Wiring

Original galvanised water pipes and old wiring are common in Brunswick’s older homes. We replace what’s needed while the walls are open, and the job is finished with a plumbing compliance certificate and a Certificate of Electrical Safety.

  4. Asbestos

    Asbestos in Older Wet Areas

Homes built before 1990 can have asbestos cement sheeting behind the tiles or in lean-to walls and ceilings. Suspect materials are checked before demolition, and anything containing asbestos is removed safely in line with WorkSafe Victoria requirements.

  5. Heritage

    Heritage Overlays

Large parts of Brunswick are covered by a Heritage Overlay in the Merri-bek Planning Scheme. Work inside the bathroom usually doesn’t need a planning permit, but a new or larger window, or anything else that changes the outside of the house, may. We check the controls for your address before the design is finalised.

  6. Apartments

    Apartments and Units

Brunswick has a growing number of apartments along Sydney Road and the Upfield line. Apartment bathrooms need owners corporation approval, booked lift and loading times, and waterproofing done properly, because a leak affects the home below.

FAQ

Bathroom Renovations Brunswick: Your Questions

Ask Us Anything
Do I need a permit to renovate a bathroom in Brunswick?

Usually not a planning permit, as long as the work stays inside the house. If your home is in a Heritage Overlay and the renovation changes the outside, such as a new or larger window, it may need one from Merri-bek City Council, and we check this for you. A building permit is generally only needed if the work changes the structure, such as moving a load-bearing wall.

My terrace has no side access. Is that a problem?

No, it’s very common in Brunswick. We plan deliveries and rubbish removal through the house, protect your floors and hallway, and keep the work area closed off from the rest of the home.

Can you add a second bathroom or ensuite to a Brunswick home?

Often, yes. In older homes the usual options are converting part of a large bedroom, reworking an existing bathroom and laundry, or including a bathroom in a rear extension. The main things to check are where the drains run and whether a permit is needed, and we look at both at the first visit.

What if there’s asbestos in my bathroom?

Many Brunswick homes were built well before 1990, so it’s worth checking. If asbestos is found it must be removed safely before demolition, and larger amounts must be removed by a licensed asbestos removalist. We include this in your quote so there are no surprises.

How long does a bathroom renovation take in an older Brunswick home?

Most bathroom renovations take 2 to 4 weeks. Older homes can take a little longer if we find soft floor joists or old plumbing that needs replacing, and we tell you as soon as we find anything.

Should I update the bathroom in my Brunswick terrace before selling or leasing it?

Often it is the room buyers and renters judge first. Many Brunswick terraces still have a bathroom in the rear lean-to with a small window, tired tiles and a shower over a bath. Fixing leaks, damp walls and poor ventilation matters more than designer finishes. Victoria’s rental minimum standards require a washbasin, a shower or bath and a reasonable supply of hot and cold water, so check those first, then keep the finishes simple and neutral.
