Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Fitzroy Homes
Bathrooms in Fitzroy terraces and cottages were usually added long after the houses were built, often squeezed into the rear lean-to beside the kitchen or laundry, or placed upstairs in a small room. Many are dark, have no window and sit over old timber floors, while apartments and warehouse conversions tend to have compact bathrooms with limited ventilation.
That shapes most of our Fitzroy bathroom renovations: fitting a full bathroom into a small or awkward footprint, adding a skylight or exhaust fan where there is no window, rebuilding over timber floors with proper waterproofing, and creating a second bathroom upstairs in double storey terraces. Most interior bathroom work doesn’t need a planning permit from the City of Yarra, and in apartments we work with your owners corporation on access and approvals.

Before You Start
What to Plan For in a Fitzroy Bathroom
Ventilation
Bathrooms With No Window
Fitzroy terraces are built wall to wall, so a bathroom in the middle or rear of the house often has no outside wall at all. A skylight with a vent, or an exhaust fan ducted through the roof, is usually the answer. In a Heritage Overlay a skylight visible from the street may need a permit, so we check its position.
Plumbing
Upstairs in Double-Storey Terraces
Many Fitzroy terraces have two storeys with narrow, steep stairs. A new upstairs bathroom or ensuite means planning a drain path down through the house, carrying materials up those stairs and waterproofing over timber floors with old plaster ceilings below. We look at all three before the layout is fixed.
Neighbours
Shared Walls and Neighbours
Terraces in Fitzroy share party walls with the houses on either side. Chasing pipes into a shared brick wall or fixing heavy fittings to it needs care, and noisy work is best kept to reasonable hours. We let you know when the loudest days are so you can tell your neighbours.
Heritage
Heritage Precincts
Much of Fitzroy is in heritage precincts in the Yarra Planning Scheme, such as the South Fitzroy precinct (HO334), and some buildings, like Glass Terrace on Gertrude Street, are on the Victorian Heritage Register. Inside work in a precinct generally doesn’t need a planning permit, but external changes may. Registered buildings have separate requirements.
Structure
Warehouse Conversions
Fitzroy has many former factories and warehouses converted into homes, such as the old MacRobertson’s buildings around Kerr Street. Bathrooms in these often sit on concrete or heavy timber floors, with plumbing running long distances to the stack. We check the drainage fall and floor structure before planning a new layout.
Access
Laneway and Street Access
Many Fitzroy homes back onto rear laneways, which can make it easier to bring in materials and remove rubbish. Where there is no lane, everything comes through the front door. A skip on the street usually needs a permit from the City of Yarra, and we organise this as part of the job.

Do I need a permit to renovate a bathroom in Fitzroy?
Usually not a planning permit for work inside the house. If your home is in a heritage precinct and the work changes the outside, such as a new skylight or window visible from the street, the City of Yarra may require one. If the building is on the Victorian Heritage Register, Heritage Victoria’s requirements apply as well.
My bathroom has no window. How do you deal with ventilation?
This is very common in Fitzroy terraces. The usual solutions are an exhaust fan ducted through the roof or to an external wall, and a skylight to bring in light. We size the fan for the room and make sure it vents outside, not into the roof space, to prevent mould.
Can I add a bathroom upstairs in my Fitzroy terrace?
Often, yes. The main checks are whether there is a practical drain route down through the house, whether the floor joists can carry the weight of a tiled bathroom, and how materials will get up the stairs. We assess these at the first visit.
Can you renovate a bathroom in a Fitzroy warehouse apartment?
Yes. In converted warehouses we check the floor structure, the distance to the nearest drain and the owners corporation rules before planning. Moving a shower or toilet far from the existing drain can be limited by fall, so the layout is designed around what the building allows.
How long does a bathroom renovation take in Fitzroy?
Most of our bathroom renovations take 2 to 4 weeks. Upstairs bathrooms in double-storey terraces and bathrooms in older buildings can take a little longer if the floor, pipes or walls need repairs. Your written quote comes with a timeline, and we let you know early if anything changes.
Is it worth updating the bathroom in a Fitzroy terrace or warehouse apartment before selling?
In many Fitzroy terraces, the only bathroom sits at the back of the house, sometimes reached through the kitchen, with no window and a tired shower. Buyers notice mould, low water pressure and signs of leaks. Good mechanical ventilation, sound waterproofing and better lighting are the priorities. In warehouse conversions, a dated bathroom can often be refreshed within the existing layout, which generally keeps owners corporation approvals simpler.
