Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Docklands Homes
Docklands apartments usually have one or two bathrooms built over concrete slabs, with drains, risers and exhaust ducts fixed in place by the building’s design. Many have glass-screened showers, wall-hung vanities and finishes chosen for the original sale, and some now have failing silicone, tired grout or slow leaks into the floor below.
Docklands bathroom work usually means rebuilding showers with compliant waterproofing so leaks don’t reach neighbours, updating vanities, tiles and tapware within existing service points, improving storage and lighting, and converting a bath to a larger shower where drainage allows. Planning permits aren’t usually needed, but we work closely with your owners corporation and building management, and every job follows City of Melbourne and building requirements.

Before You Start
Planning a Bathroom Renovation in a Docklands Apartment
Apartments
Owners Corporation Approval
Most Docklands buildings require owners corporation or building manager approval before bathroom work starts, particularly for waterproofing, plumbing and anything near common property. Rules usually cover work hours, lift bookings, loading dock use and rubbish removal. We prepare the scope, insurance details and method statements the building asks for, then book access.
Plumbing
Drains Set in the Slab
Floor wastes and toilet pans in a Docklands apartment drain through the concrete slab to the unit below, so their positions are largely fixed. Moving them can mean coring a slab that may be post-tensioned, which usually needs scanning, engineering advice and building approval. We design new layouts around the existing drains wherever possible.
Waterproofing
Stopping Leaks to the Floor Below
A failed shower in a Docklands tower can stain the ceiling of the apartment underneath and lead to disputes between owners. Replacing the membrane to the Australian Standard, with correct falls to the floor waste and sealed penetrations, is the long-term fix. Regrouting alone rarely solves a leak that has already reached the slab.
Ventilation
Exhaust in Windowless Bathrooms
Many Docklands bathrooms are internal rooms with no window, relying on an exhaust connected to a shared duct or a building system. A weak fan leaves condensation and mould on ceilings. We check where the existing exhaust runs and what the building allows before fitting a more effective fan or adjusting the duct connection.
Fire Safety
Sprinklers and Ceilings
Docklands apartment buildings generally have sprinklers and smoke detection connected to the building’s fire system. Lowering a bathroom ceiling or relocating a sprinkler head needs coordination with the building’s fire services contractor and building management. We allow for this in the program so the system is not left impaired during work.

Do I need council approval to renovate a Docklands apartment bathroom?
A planning permit from the City of Melbourne is not usually needed for a bathroom inside an apartment. What matters more in Docklands is owners corporation approval and the building’s rules on hours, noise and access. Changes to drains in the slab or fire services may also need a building permit. We check all of this first.
Can I convert the bath to a walk-in shower in my Docklands apartment?
Often, yes. The key is whether the floor waste can be positioned with enough fall within the existing slab and set-down. Some buildings have a recessed area under the bath that makes it easier. We inspect the bathroom and confirm the drainage before quoting a hob-free walk-in shower.
How long will a Docklands apartment bathroom take?
Most bathrooms take 2 to 4 weeks. In Docklands, building rules about work hours, lift bookings and noisy tasks can affect the daily schedule, so we plan noisy demolition for allowed times. You get a written program before we start, and the work area and common areas are kept clean.
What if my Docklands bathroom is leaking into the apartment below?
Stop using the shower if you can and tell your building manager. A leak usually means the waterproofing membrane or a seal has failed. We can inspect, identify the likely cause and quote a repair or full rebuild. Liability between owners and the owners corporation depends on where the leak starts, so keep records.
Should I renovate my Docklands bathroom before selling or renting it out?
Buyers and tenants in Docklands can often compare several similar apartments in the same building, so condition makes a difference. A clean, leak-free bathroom with fresh grout, new silicone, updated tapware and a working exhaust fan stands out. If a leak has been reported, fixing it properly matters more than new tiles, as inspections often pick it up.
