Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Abbotsford Homes
Many Abbotsford cottages started with an outdoor toilet and later gained a bathroom in the back lean-to, often small, cold and squeezed in beside the laundry. Terraces tend to have one bathroom for the whole house, sometimes upstairs in a later addition, while the converted warehouses and apartment blocks near the river have compact bathrooms and ensuites with little or no natural light.
Bathroom projects in Abbotsford often mean rebuilding a lean-to bathroom with proper waterproofing and insulation, separating the bathroom from the laundry, adding a second bathroom or ensuite where the layout allows, and fitting good ventilation in rooms without windows. Internal bathroom work usually doesn’t need a planning permit, even within the City of Yarra’s heritage areas, but in apartments we work with your owners corporation on access, noise and approvals.

Before You Start
Planning a Bathroom Renovation in Abbotsford
Insulation
Cold Lean-To Bathrooms
Abbotsford’s lean-to bathrooms were often built with thin walls, a skillion roof and little or no insulation, so they are cold in winter and damp most of the year. Rebuilding gives a chance to insulate walls and ceiling, fit a better window and add heating. We plan these with the new layout so the room stays warm and dry.
Materials
Timber, Brick and Bluestone Cottages
Abbotsford’s Collingwood Flat streets mix timber, brick and occasional bluestone cottages, and each wall type needs a different approach when a bathroom is rebuilt. Weatherboard walls need sealed linings and cladding repairs, while old masonry needs damp checked first. We inspect the walls before choosing linings and waterproofing.
Drainage
Low-Lying Floors Near the River
Parts of Abbotsford sit on low river flats, and some cottages have floors close to ground level with limited subfloor space. That affects drainage falls and how far a new floor can be raised. Properties near the Yarra may also have flood controls. We check the levels and any overlay before design.
Layout
Separating Bathroom and Laundry
In many Abbotsford cottages the bathroom and laundry share one rear room. Splitting them can make both easier to use, with the laundry moving into a cupboard nearby. We check where drains run, which often towards a rear lane, and design a layout that keeps plumbing changes practical.
Ventilation
Windowless Apartment Ensuites
Ensuites in Abbotsford’s converted factories and newer apartments near the river often have no window and rely on a long exhaust duct. A stronger, quieter fan with a run-on timer, moisture-resistant finishes and good lighting make a real difference. Changes to exhaust or plumbing usually need owners corporation approval, which we arrange before work starts.

Do I need a permit for a bathroom renovation in Abbotsford?
Internal bathroom work in Abbotsford generally doesn’t need a planning permit, even in heritage areas such as the William Street or Fairchild Street precincts. External changes, like a new window, skylight or rebuilt lean-to, may need one from the City of Yarra. We check your property’s overlays first.
Can a lean-to bathroom in Abbotsford be rebuilt rather than patched?
Yes, and it is often the better choice if the floor is rotten, the walls are uninsulated or the waterproofing has failed. A rebuild can include new framing, insulation, a level floor and proper waterproofing to the Australian Standard. If the lean-to itself is replaced, heritage approval may be needed.
What does a rental bathroom in Abbotsford need?
Under Victoria’s rental minimum standards, a rented home’s bathroom must have a washbasin, a shower or bath, and a supply of hot and cold water. Many Abbotsford cottage bathrooms meet the basics but suffer from mould, cold and worn fittings. Fixing ventilation, replacing failed seals and updating tapware usually makes a leased home easier to manage.
How long does an Abbotsford bathroom renovation take?
Most bathrooms take 2 to 4 weeks. In older Abbotsford cottages, rebuilding a lean-to or replacing old pipes can add time. In apartments, work hours and owners corporation approval can affect the schedule. You receive a written schedule before work begins.
