Powder room & laundry into a small bathroom

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Wow! Now that's a bathroom

“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Richmond Homes

Most Richmond cottages and terraces were built without an indoor bathroom, so the bathroom is usually a later addition at the rear, often reached through the kitchen and built on an old timber floor. Many homes have only one bathroom, and apartments and warehouse conversions tend to have compact bathrooms where ventilation and storage are limited.

That shapes most Richmond bathroom renovations: relocating the bathroom to a better position within the house, adding a second bathroom in an upstairs addition, rebuilding over old timber floors with proper waterproofing, and fitting effective exhaust and storage. Interior bathroom work rarely needs a planning permit, but heritage controls cover much of Richmond and the City of Yarra may need to approve external changes.

Before You Start

What to Plan For in a Richmond Bathroom

  1. Layout

Moving It Out of the Kitchen

In many Richmond cottages you reach the bathroom by walking through the kitchen at the back. Moving it to a better spot, such as a small rear bedroom off the hallway, can improve how the whole house works. We check how far the fixtures can move from the existing sewer connection before you commit to a new layout.

  2. Design

    Single-Fronted Widths

A single-fronted Richmond cottage may be only one room wide plus a hallway, so the bathroom often has to fit within a narrow strip. Wall-hung vanities and toilets, a frameless shower screen instead of a bath and recessed shelves keep the floor clear. Large, light-coloured tiles with fewer grout lines help the room feel wider.

  3. Apartments

    Bathrooms Inside Converted Factories

Richmond has many former factories and warehouses converted to homes, such as a 1908 piano factory on Bendigo Street. Bathrooms in these are often built inside the original shell, over concrete floors with long pipe runs. Raising the floor to get enough fall to the waste may be needed. Owners corporation approval usually applies in shared buildings.

  4. Waterproofing

    A Stable Base for Waterproofing

Rear additions in Richmond were often built cheaply on timber floors that have moved over time. Before tiling, we check the framing and fix a stable substrate, so the membrane and tiles don’t crack as the floor flexes. Waterproofing is done to the Australian Standard, with the fall to the floor waste checked before any tiles go down.

  5. Heritage

Vents and Skylights in Heritage Streets

Much of Richmond is within heritage precincts such as Elm Grove and Victoria Street, and the City of Yarra generally assesses external changes in them. Exhaust vents, flues and skylights on roof slopes facing the street can need a planning permit. We route exhaust ducts to the rear, or through the roof out of street view, wherever possible.

FAQ

Bathroom Renovations Richmond: Your Questions

Ask Us Anything
Can I move the bathroom in my Richmond cottage?

Often, yes. The main limit is the sewer connection, which in many Richmond cottages runs along the side or rear of the block. Moving a bathroom a few metres is usually manageable with new floor framing, while moving it to the front of the house is more involved. We check the drains before suggesting a new layout.

Can you renovate a bathroom in a Richmond warehouse apartment?

Yes. We work with the owners corporation on approvals, work hours and access, and plan around concrete slabs, exposed services and long pipe runs. Where drainage fall is limited, raising the floor or choosing a different shower layout may be needed. We look at the building’s plans and services before preparing the quote.

How long does a bathroom renovation take in Richmond?

Most bathroom jobs run 2 to 4 weeks. Richmond cottages with only one bathroom, rotten subfloors or tight access through a narrow hallway can need extra planning. In apartment buildings, permitted work hours set by the owners corporation can stretch the program. We give you a written timeline before we start and keep you updated if anything changes.

Is my Richmond bathroom ready for tenants?

Under Victoria’s rental minimum standards, the bathroom in a rental home must have a washbasin, a shower or a bath, and hot and cold water. Many Richmond cottages and apartments are rented, and tenants also notice mould, weak exhaust fans and leaking showers. Fixing ventilation, regrouting or resealing and replacing tired tapware are sensible steps before leasing or selling.
