Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Footscray Homes
Bathrooms in Footscray’s cottages and weatherboards were often added to the back of the house long after it was built, and many are small, cold and sitting on timber floors that have moved. Some homes still have an outside toilet or a laundry and bathroom sharing one room, while apartments and townhouses tend to have compact bathrooms with limited ventilation.
That shapes most of our Footscray bathroom renovations: rebuilding rear bathrooms with modern waterproofing over sound subfloors, separating shared bathroom and laundry spaces, adding a second bathroom or ensuite in extended homes, and fitting compact layouts in apartments. Most interior bathroom work doesn’t need a planning permit from the City of Maribyrnong, and in apartments we work with your owners corporation on access and approvals.

Before You Start
What to Plan For in a Footscray Bathroom
Access
Rear Laneway Access
Many streets in Footscray’s older residential areas, such as those around Moore, Newell and Nicholson Streets, have rear laneways that date back to 19th century night soil collection. Where your back gate opens onto a lane, the old tiles and rubble can go out the back and the new vanity and fittings can come in the same way, which keeps foot traffic out of the hallway.
Structure
Weatherboard Walls and Timber Floors
Most of Footscray’s Victorian and Edwardian cottages are weatherboard on timber stumps. Before new waterproofing goes down, the bathroom floor needs to be checked for soft joists and sunken stumps, because a floor that still moves will crack tiles and grout within months. We assess the structure once the old floor is up and fix what’s needed first.
Heritage
Heritage Precincts
Parts of Footscray are in Heritage Overlays in the Maribyrnong Planning Scheme, including the Footscray Residential precinct (HO4) and the Old Footscray Township precinct around Cowper, Hyde and Whitehall Streets. Work inside the bathroom generally isn’t affected, but a new window facing the street or other changes to the outside may need a planning permit.
Asbestos
Fibro in Lean-To Bathrooms
Bathrooms added to the back of Footscray cottages last century were often lined with fibro sheeting, which can contain asbestos in homes built or altered before 1990. Suspect sheeting is tested before demolition, and larger amounts must be removed by a licensed asbestos removalist. We include this in the quote so it doesn’t turn into a surprise halfway through.
Apartments
Apartments Near the River
Footscray has added a large number of apartments around the station and in the Joseph Road precinct beside the Maribyrnong River. Bathroom work in these buildings needs owners corporation approval, booked lift and loading dock times, and careful waterproofing because a leak affects the apartment below. We coordinate these details with the building manager before work starts.
Permits
Street Parking and Skip Bins
Footscray’s period cottages were mostly built with no on-site parking, so trade vehicles and any skip bin end up on the street. A skip on the road or nature strip usually needs a permit from Maribyrnong City Council, and we organise it as part of the job, along with delivery times that suit the busier streets near Barkly and Hopkins Streets.

Do I need council approval for a bathroom renovation in Footscray?
Usually not a planning permit if the work stays inside the house. If your home is in one of Footscray’s heritage precincts and the work changes the outside, such as a new or larger window, it may need one from Maribyrnong City Council. A building permit is generally only needed for structural changes, such as removing a load-bearing wall. We look up the overlays for your property before quoting.
My Footscray cottage still has an outside toilet. Can it be brought inside?
Often, yes. The usual approach is to move the toilet into a reworked rear bathroom or a new extension, then remove or reuse the old outhouse. The main things to check are where the sewer connection runs and the floor levels of the back rooms, which can differ in cottages that have been added to over the years.
Can you add a second bathroom to a single-bathroom weatherboard?
In many Footscray homes, yes. Common options are converting part of a large front bedroom into an ensuite, splitting an oversized rear bathroom and laundry, or including a bathroom in a new rear extension. If the home is in a heritage precinct, an extension may need a planning permit, so we look at drainage and approvals at the first visit.
How long does a bathroom renovation take in a Footscray cottage?
Most bathroom renovations take 2 to 4 weeks. An older weatherboard can take a little longer if the subfloor needs repairs or the old galvanised pipes need replacing, and apartments depend on the building’s permitted work hours. You get a timeline with your fixed-price quote, and we tell you straight away if something changes.
What’s different about a bathroom renovation in a newer Footscray apartment?
Newer towers often have rules about waterproofing membranes, acoustic underlay and work hours to limit noise for neighbours, and services are usually set into the slab, so moving the shower or toilet is limited. We read the owners corporation rules, get the approvals in writing and plan the layout around the fixed drain positions.
What should I sort out in a Footscray bathroom before leasing?
In older Footscray weatherboard cottages, the bathroom is often a converted back room or lean-to with a leaking shower, rotting floor framing and little ventilation, and some still rely on an outside toilet. Victoria’s rental minimum standards require a washbasin and a shower or bath, connected to a reasonable supply of hot and cold water. Fixing waterproofing, subfloor damage and the exhaust fan comes first. Simple, hard-wearing finishes suit a rental better than features.
