Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Seddon Homes
Seddon cottages were mostly built without an indoor bathroom, so today’s bathroom is usually a later addition at the rear, often combined with the laundry and built over a timber floor. Many homes still have only one bathroom, and some still have the toilet outside or just off the back door.
Common bathroom projects in Seddon include moving the bathroom into a better position within the cottage, adding a second bathroom or ensuite in a rear extension, rebuilding timber floors with proper waterproofing, and separating the bathroom and laundry. Interior bathroom work rarely needs a planning permit from the City of Maribyrnong, though heritage controls may affect any external changes.

Before You Start
Planning a Bathroom in a Seddon Cottage
Heritage
Visible Changes in the Heritage Area
Parts of Seddon are in the Seddon Residential and Commercial Heritage Area (HO9), which values the Victorian and Edwardian streetscape. A bathroom rebuilt inside the existing rear wing is usually not affected, but a new window, roof vent or skylight that can be seen from the street may need a planning permit. We check what is visible before finalising the design.
Floors
Soft Boards in the Back Section
Bathrooms added to the back of Seddon cottages often sit on the original stumps and joists, and decades of leaking showers can leave boards soft or rotten. Tiles and a waterproof membrane need a stiff, level base, so we lift the old floor, replace damaged framing and lay a new sheet floor before any waterproofing goes down.
Asbestos
Fibro in Old Lean-Tos
Many rear lean-tos in Seddon were lined or clad with fibre cement sheet during the mid-twentieth century, and homes built or altered before 1990 may contain asbestos. We arrange testing before demolition. Small amounts can be removed under strict controls, while larger amounts need a licensed asbestos removalist, which we schedule into the program.
Layout
Splitting the Bathroom and Laundry
The shared bathroom and laundry at the back of many Seddon cottages makes both rooms cramped. Moving the washing machine into a hallway cupboard or a new rear extension frees space for a larger shower and a proper vanity. We map the existing drains first, because the new layout has to keep enough fall to the sewer.
Ventilation
Exhaust on a Narrow Side Path
Seddon cottages often sit within a metre or so of the side boundary, so a bathroom window may open onto the neighbour’s fence and let in little air. A ducted exhaust fan vented outside, not into the roof space, keeps steam away from the weatherboards and ceiling. We plan the duct route and outlet with the neighbouring wall in mind.
Access
Getting Materials In
With no driveway and only a narrow side path on many Seddon blocks, tiles, vanities and rubbish usually travel through the house or via the rear lane. We protect floors and the hallway, keep the work area sealed, and organise deliveries around street parking. A skip on the roadway may need a council permit.

Do I need a planning permit to renovate the bathroom in my Seddon heritage cottage?
Usually not for internal work. The Heritage Overlay mainly controls external changes, so new tiles, fixtures and layout inside the existing room are generally fine. A new window, skylight or extension that can be seen from the street may need a permit from the City of Maribyrnong. We check your property’s overlays before the design is settled.
Can a second bathroom fit into a Seddon cottage?
Often, yes. The usual options are an ensuite or second bathroom within a rear extension, or converting a small middle bedroom or part of a long hallway. The challenge on narrow Seddon blocks is drainage, since pipes need fall to the sewer connection at the rear. We check where the drains run before suggesting a position.
How do we manage with one bathroom during the renovation?
Most bathrooms take 2 to 4 weeks, which matters in a Seddon home with only one. We give you a schedule up front so you can plan a stay with family or a short rental, and in some cottages the toilet can stay working for part of the job. The work area is sealed and cleaned daily.
Is it worth updating the bathroom before we sell our Seddon cottage?
Buyers of Seddon cottages tend to look closely at the rear wing, where the bathroom usually sits, so obvious problems such as a soft floor, mould or a leaking shower count against the home. Fixing those, regrouting or retiling, and fitting a new vanity and tapware may be enough. A full rebuild suits owners who will stay long enough to enjoy it.
