Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Flemington Homes
In Flemington’s weatherboard cottages and brick terraces the bathroom was usually added at the rear long after the house was built, often small, beside the kitchen and laundry, and sitting on an old timber subfloor. Edwardian homes may have a slightly larger bathroom off the hallway, while apartments and townhouses near Racecourse Road have compact bathrooms or ensuites that are often dated.
Common bathroom projects here are rebuilding rear bathrooms with proper waterproofing over timber floors, improving ventilation and natural light, fitting walk-in showers into small rooms, and adding a second bathroom when the house is extended. Flemington is split between the City of Moonee Valley and the City of Melbourne, and interior bathroom work rarely needs a planning permit from either; in apartments and townhouses we work with your owners corporation.

Before You Start
Before You Renovate a Bathroom in Flemington
Floors
Timber Floors Under Rear Bathrooms
Rear bathrooms in Flemington cottages often sit on timber joists close to the ground, and years of leaking showers can leave them soft or rotten. Before tiling, we lift the old floor, replace damaged timber, check the stumps and subfloor ventilation, and lay a stiff new substrate so the waterproofing to the Australian Standard has a sound base.
Ventilation
Bathrooms Without a Window
Some Flemington bathrooms were fitted into an old lean-to or a former back room with no outside wall, so steam has nowhere to go and mould keeps coming back. An exhaust fan ducted through the roof, a skylight or roof window, and a gap under the door to draw in fresh air make a real difference in these rooms.
Layout
Separating the Laundry
In many narrow Flemington homes the washing machine and trough share the bathroom. Moving the laundry into a cupboard in the hallway or kitchen run can free enough floor for a walk-in shower and a full-size vanity. We check where the drains run before suggesting a new layout, because moving waste pipes under an old floor adds work.
Asbestos
Old Linings in Later Additions
Bathrooms added to Flemington cottages in the mid twentieth century were often lined with fibre cement sheeting, and homes built or altered before 1990 may contain asbestos. We arrange testing of suspect sheets before demolition, and larger amounts are removed by a licensed removalist, so the strip-out is safe for you and for the neighbours on the other side of a shared wall.
Apartments
Apartments Near Racecourse Road
Flemington’s apartment blocks range from older walk-up flats to newer buildings along the tram routes on Racecourse Road and Mount Alexander Road. Bathroom work on a concrete slab affects the unit below, so the owners corporation usually wants to see the waterproofing method, the work hours and the trades’ insurance. We prepare these details and coordinate access to lifts and car parks.

Which council handles bathroom approvals in Flemington?
Flemington is divided between the City of Moonee Valley and the City of Melbourne, so it depends on your address. Heritage overlays mostly control external changes, so a bathroom inside the house usually needs no planning permit, though a new window or skylight visible from the street may. We check your property and the relevant controls before work starts.
How long does a bathroom renovation take in a Flemington terrace?
Most bathrooms take 2 to 4 weeks. In an older Flemington terrace or cottage, the time also depends on what we find once the old floor and wall linings come off, such as rotten joists or corroded galvanised pipes. We allow for these checks in the schedule and tell you straight away if anything changes the plan.
Can I keep a bath in a small Flemington bathroom?
Often, yes. A shower over a bath with a fixed glass screen suits the narrow rear bathrooms common in Flemington cottages and is handy for young children. Where the room is a little wider, a freestanding bath beside a walk-in shower may fit. We measure the room and show you both options to scale before you choose.
Is it worth updating the bathroom before selling or leasing a Flemington cottage?
It depends on its condition. In Flemington’s period homes, buyers and tenants may accept a small bathroom but will notice leaks, mould, loose tiles and poor water pressure. Fixing those, regrouting, replacing a tired vanity and adding a good exhaust fan may present the room well without a full rebuild. A complete renovation suits owners planning to stay long enough to use it.
