Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Mernda Homes

Backyards in Mernda’s estates are usually compact and flat, with a small alfresco under the main roof, fences close on each side and new houses looking over from next door. With young trees and open land nearby, many yards are exposed to sun and wind. Rural-residential properties near the Plenty River have far more room, but may face bushfire requirements and uneven ground.

Typical outdoor projects here are extending the builder’s alfresco with a deck and insulated roof, adding pergolas and shade over bare yards, screening for privacy where a neighbour’s upstairs window looks in, and fitting built-in seating and an outdoor kitchen. Decks and roofed structures can need a building permit, and estate guidelines may apply, so we check with the City of Whittlesea before building.

Before You Start

Planning a Deck or Alfresco in Mernda

  1. Privacy

    Neighbours Looking Down

Two-storey homes on narrow Mernda lots often overlook each other’s yards. Slatted screens, a pergola with a solid or louvred roof, and planting along the fence can create a private area. A raised deck can make overlooking worse, so we keep decks low and check how high screens can go under the building regulations and any estate rules.

  2. Shade

    Shade Over Bare Yards

With young street trees and little established planting, Mernda backyards can be hot on summer afternoons and windy in winter. An insulated roof over an alfresco extension, a pergola with adjustable louvres or a side wind screen can make the space usable year round. We look at where the afternoon sun falls before deciding on the roof style.

  3. Permits

    Tying Into the House

Extending the alfresco usually means joining a new roof to the house’s gutter line or fascia. Decks attached to the house, and most roofed structures, generally need a building permit, and siting rules limit how close they can sit to boundaries. We confirm these and any estate requirements with a building surveyor before you approve the design.

  4. Bushfire

    Decks Near the Rural Edge

Properties near the Plenty Gorge parklands and the rural land around Mernda may be in a Bushfire Prone Area. There, a deck attached to or close to the house generally has to suit the home’s BAL rating, which affects the framing, decking boards, fixings and the gap beneath. We check the property’s status before choosing materials.

  5. Drainage

    Keeping Water Off the Slab

Estate homes in Mernda are built on slabs with little height between the floor and the yard. A new deck or paving at the back door has to keep the weep holes clear and fall away from the house, so stormwater does not pond against the brickwork. We plan the levels and drainage before the frame goes in.

FAQ

Decks and Outdoor Living Mernda: Your Questions

Ask Us Anything
Do I need a permit for a deck in Mernda?

A building permit is generally needed if the deck is attached to the house or sits more than 800 mm above the ground, and most covered decks and pergolas with roofs need one too. Estate guidelines can also apply to structures visible from the street. We confirm permit and estate requirements for your lot before building.

What decking suits a Mernda backyard?

Hardwood, treated pine and composite boards all work here, with different upkeep. Composite needs no oiling and hardwood weathers to grey unless coated, but dark composite boards can get very hot in Mernda’s exposed, sunny yards. Near the rural edge, a BAL rating may narrow the choice. We can bring board samples to your yard so you see them in Mernda light.

Can you build an outdoor kitchen in a small Mernda yard?

Yes. A compact barbecue bench with a sink, storage and a bar fridge can sit along the house wall under the extended alfresco roof. Licensed trades connect the gas, water and power, and the bench needs clearance from the roof lining and anything combustible. We design it to leave room for a table and a play space.

Should we finish the backyard before selling or leasing our Mernda home?

Many Mernda homes reach the market with a bare yard and a small alfresco, so a finished outdoor area helps buyers and tenants picture using the space. Simple steps such as turf, paving, a tidy fence line and repairs to an existing pergola can be enough. A larger deck and roof take permits and time, so they suit owners who will use them.
