What Our Clients Say
5.0 out of 5 stars, based on 25 reviews
Love our new deck!
“My experience with Smarter Home Renovations has been very positive. I love that it is a family business. Tony and Milan work together very well. They are professional, polite, considerate, they work really hard and they do a great job! I am very happy with their work and highly recommend them.”
Kitchen and outdoor renovations
“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”
Outstanding Customer Service
“Absolute pleasure dealing with Tony and his team. His customer service was without a doubt, outstanding! Punctual, always on time, workmanship could not be faulted. He delivered on what he promised and on time. We would not hesitate recommending his services!”
Outdoor Living in Epping Homes
Older Epping homes tend to have reasonably sized, flat backyards with concrete paving or a small pergola, while newer estate homes often have a compact rear yard that is overlooked by neighbours. Families here want covered outdoor space for barbecues and kids, and many backyards have never had a proper outdoor living area at all.
That shapes most of our Epping outdoor projects: building decks that sit level with the family room, adding roofed alfresco areas and pergolas for year round use, creating privacy in smaller estate backyards, and making better use of side passages and paved areas. Decks and roofed structures often need a building permit, and some estates have design guidelines, so we confirm the requirements with the City of Whittlesea before we start.

Before You Start
Before You Build a Deck in Epping
Structure
Replacing the Old Patio
Many older Epping homes have a concrete patio or a flat-roofed verandah from the 1970s or 80s. These are often too small and poorly drained. Replacing them with a deck at floor level and an insulated roof creates a proper outdoor room off the family area.
Layout
Decks Off Raised Floors
Older Epping homes built on stumps can sit a few steps above the yard. A deck built out from the back door at floor level can easily be more than 800 mm above the ground, which generally means a building permit, balustrades and engineered footings. We design and organise all of this.
Privacy
Small Yards in Epping North
Newer homes in Epping North and Aurora usually have compact rear yards overlooked by neighbours. Screening, a solid wall at one end of the alfresco and planter boxes help with privacy, but heights near boundaries are controlled, so we design within the rules. A roofed deck also gives shade from the upstairs windows next door.
Soil
Reactive Soils and Footings
Epping’s basalt plain clays swell and shrink with the seasons. Deck and pergola footings need to be deep enough for the soil, and structures attached to the house must be detailed so ground movement does not cause damage. This is checked in the engineering for the permit.
Bushfire
Grassfire Risk on the Western Edge
Parts of Epping’s western edge are near the grasslands of the Merri Creek corridor, and a 2013 grassfire from Donnybrook was stopped at Cooper Street. Some properties may be in a designated Bushfire Prone Area. If yours is, decking and screening must suit the site’s BAL rating, and we check this for you.

Do I need a permit for a deck in Epping?
Often, yes. Building permits are generally required for decks higher than 800 mm off the ground or fixed to the house, and for most roofed structures. In Aurora and Epping North, estate guidelines may also apply. We confirm the City of Whittlesea requirements and organise any permit.
Can you replace our old verandah with a roofed alfresco?
Yes. Removing a tired 1970s or 80s verandah and building a new roofed alfresco with a deck, lighting and fans is a common project in Epping. We check how the new roof ties into the house and how water will drain away.
What decking timber suits Epping?
Hardwoods such as spotted gum and merbau are popular for their look and durability, while composite boards need less upkeep. If your property is in a Bushfire Prone Area, the BAL rating limits the choices. We explain the options and maintenance for each.
How long does it take to build a deck?
A simple deck in Epping usually takes one to two weeks once any permit is issued, and a roofed alfresco with electrical work takes longer. Permit timing and weather are the main variables, and we include a realistic timeline in your quote.
Will a new deck help an Epping property sell or lease?
Many Epping homes have a backyard with a concrete patio or an older pergola, and a clean, safe outdoor area appeals to the families who buy and rent here. Before selling or leasing, replace rotting timber, secure loose balustrades and fix drainage around the slab. A simple deck that steps out from the living area often works well. Some edge properties may be in a Bushfire Prone Area, which affects deck materials.
