Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Lalor Homes

Lalor’s blocks are generally flat with a good-sized backyard, often with an old concrete patio, a clothesline and a garage or carport down the side. Where blocks have been subdivided, the remaining outdoor space is smaller and closer to neighbours. Western and northern sun on these yards makes shade one of the first things owners ask about.

Common Lalor outdoor projects include a deck or covered patio off the living area, a pergola with a solid or polycarbonate roof, privacy screens and planting, and making a small subdivided yard work harder. In our Lalor Home Renovation, the rear patio and backyard were restored as part of the job. Decks and roofed structures can need a building permit, so we confirm requirements with the City of Whittlesea before we start.

Before You Start

Planning a Deck or Patio in Lalor

  1. Structure

    Restoring an Existing Patio

Not every Lalor patio needs replacing. In our Lalor Home Renovation, old roofing and plastic screens were replaced with a lined ceiling and downlights, and the existing deck was brought back to life. If the posts and frame are sound, a refit like this can cost less than a new structure.

  2. Shade

Shade From the West and North

Lalor’s open, flat yards catch strong afternoon sun. A solid insulated roof keeps the area cooler than clear sheeting, while polycarbonate lets more light into the house behind. The right choice depends on which way the yard faces and how close the patio is to living room windows. We look at this on site.

  3. Layout

    Small Yards After Subdivision

Where a Lalor block has been split, the remaining backyard may be only a few metres deep. A deck level with the back door, built-in seating and planter boxes can make the space feel larger. We plan around the clothesline, bins and side access so everyday use still works.

  4. Privacy

    Privacy From New Neighbours

Townhouses on neighbouring Lalor lots can overlook backyards that were once private. Slatted screens, a roof over the deck or tall planting along the fence can help. Screens on a deck need to be fixed securely and may count towards the structure’s height, so we design them as part of the deck.

  5. Permits

Back Doors High Above the Yard

In Victoria, decks more than 800 mm above the ground, and roofed structures attached to the house, generally need a building permit. Lalor’s weatherboards on stumps can have back doors well above the yard, so the deck height is checked early. We also check boundary setbacks before finalising the design.

FAQ

Decks and Outdoor Living Lalor: Your Questions

Ask Us Anything
Do I need a permit for a deck in Lalor?

Low freestanding decks often do not, but decks more than 800 mm above the ground or attached to the house usually need a building permit, as do most roofed patios. Boundary setbacks also matter on smaller Lalor lots. We check your design against the rules and confirm with the City of Whittlesea.

Can you fix up our old patio instead of replacing it?

Often. If the posts, beams and footings are sound, we can replace the roofing, add a lined ceiling and downlights and bring the deck back to life, as we did in our Lalor Home Renovation. If the frame is rotten or rusted, a new structure is safer and usually better value.

Should we choose a solid or polycarbonate roof?

A solid insulated roof gives the best shade and keeps the patio cooler in summer, but it makes the room behind it darker. Polycarbonate lets light through but can trap heat. In Lalor, where many yards face west or north, some owners choose a solid roof with a skylight panel near the house.

Does the outdoor area matter when selling or leasing in Lalor?

Buyers and renters in Lalor often want somewhere to sit outside, especially on smaller subdivided lots. A safe, tidy patio with shade usually matters more than a large new deck. Fix rotten boards, loose posts and trip hazards first, remove failing plastic screens, and make sure any roof you add has the correct building permit.
