Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Park Orchards Homes

Park Orchards properties are big, often sloping and surrounded by mature trees, with bush outlooks, pools and room for large entertaining areas, and the ground often falls away steeply from the back of the house. Many homes have older timber decks that have weathered badly or verandahs that no longer suit how families use the backyard.

Common Park Orchards outdoor projects include replacing old decks with durable, bushfire-appropriate materials, building raised decks on sloping blocks to capture views, adding covered alfresco areas and outdoor kitchens, and creating decking around pools. Decks often need a building permit, and much of the area is subject to bushfire and vegetation controls, so we confirm requirements with Manningham City Council before starting.

Before You Start

Planning a Deck or Outdoor Area in Park Orchards

  1. Bushfire

    BAL Rated Decking

Because so much of Park Orchards is bushfire prone, a deck attached to or close to the house generally has to be built to the site’s BAL rating. That affects the decking boards, the framing and whether the space under the deck must be enclosed. We confirm the rating before quoting, so materials are right first time.

  2. Plumbing

    Keeping Clear of the Septic

On unsewered Park Orchards properties, the septic tank and its absorption trenches or irrigation area are often in the backyard, sometimes right where a deck would go. Footings must stay clear of tanks and pipes, and an absorption area generally can’t be built over. We locate the system on site before designing the deck footprint.

  3. Slope

    Tall Decks on Falling Ground

Where the land drops steeply behind a Park Orchards home, a deck off the living room can be several metres above the ground. That means engineered footings, bracing, compliant balustrades and a building permit. Stairs to the garden can be broken up with landings so they are easier and safer to use.

  4. Fire Safety

    Ember-Aware Design

Gum leaves and bark build up quickly on Park Orchards properties. Board spacing, a cleanable or enclosed subfloor, metal flashings where the deck meets the wall and non-combustible pergola roofing all help reduce ember risk. We plan access for clearing under the deck, which is easy to forget on high decks.

  5. Pools

    Pools and Long Views

Many Park Orchards homes have a pool set into a slope with views across the trees. Decking around it needs a non-slip finish, a compliant pool barrier and drainage away from the pool shell. Pool barriers in Victoria must be registered and inspected, so we plan the deck and fence together.

FAQ

Decks and Outdoor Living Park Orchards: Your Questions

Ask Us Anything
What BAL rating will a deck in Park Orchards need?

It depends on the vegetation, slope and distance to bushland around your house, so the rating varies between properties. Many Park Orchards homes are close to bushland, so ratings can be high. We use the BAL from your building or bushfire assessment, or arrange one, and select decking materials to suit.

Can we build a deck over the septic area in our Park Orchards backyard?

Generally not over the absorption area, which needs soil, air and sunlight to work. A deck can often go near the tank if access lids stay reachable and footings avoid pipes. We find the tank, pipes and trenches first, then design the deck around them.

Do we need a permit for a roofed alfresco area in Park Orchards?

Usually, yes. A roofed deck or pergola attached to the house generally needs a building permit, and bushfire construction rules may apply. If trees need removal, Manningham City Council landscape or vegetation controls may require a planning permit too. We check all of this before building.

Should we repair the deck before selling our Park Orchards property?

Outdoor areas are a big part of the appeal of Park Orchards homes, and a high deck on a steep block is one of the first things a building inspector looks at. Loose balustrades, soft boards and rusted fixings raise concerns. If the frame is sound, targeted repairs and a re-oil may do. A rebuild needs a permit and BAL-compliant materials, so allow time.
