Renovating Homes in Montmorency

Montmorency was orchards, dairies and poultry farms until after the Second World War, then filled with homes from the late 1940s to the 1970s on sloping blocks among eucalypts, including split-levels, weatherboards and some mud brick and architect-designed houses. It was part of the Shire of Eltham until Banyule formed in 1994. Many homes have dark interiors, several levels and poor insulation, and owners want to keep the trees while letting in more light.

Montmorency home renovations usually involve reworking split-level layouts for easier living, adding extensions that step with the slope, upgrading insulation, glazing and heating, and refreshing mud brick and timber homes without losing their character. Vegetation protection and design overlays apply in parts of the suburb, so we confirm planning and building controls with Banyule City Council from the start.

Before You Start

What to Know Before Renovating in Montmorency

  1. Trees

    Vegetation Protection Overlay

Parts of Montmorency are covered by a Vegetation Protection Overlay (Schedule 1), which generally requires a planning permit to remove, destroy or lop listed vegetation. Banyule’s canopy tree provisions can also apply in residential zones. An extension planned around the existing trees, with an arborist’s input, usually has a smoother path through council.

  2. Planning

    Driplines, Fences and Frontages

A Design and Development Overlay (Schedule 8) also applies in parts of Montmorency. Council planning notices show it can be triggered by building within the dripline of protected vegetation, and by fences or retaining walls within 10 metres of the street frontage. These details matter for extensions, carports and front garden works.

  3. Layout

    Reworking Split-Level Homes

Montmorency split-levels often have short flights of stairs between every zone, which can be hard work with small children or as you get older. Moving the main bedroom to the living level, opening the kitchen to the lounge, or adding an extension on one level can cut down the stairs you climb each day.

  4. Materials

    Mud Brick and Timber Homes

Mud brick and timber homes in Montmorency need renovation methods that suit them: compatible mortars and renders, junctions that let earth walls dry out, and timber details that match the original. New work can be in mud brick, timber or lightweight cladding chosen to sit comfortably beside the old walls.

  5. Slope

    Footings on Steep Sites

Extending on Montmorency’s hills often means stumps, piers or a suspended floor instead of a simple slab on the ground. Engineered footings, retaining, stormwater drainage and safe access for machinery all need planning. A soil test is usually needed to set footing depths, and it is worth doing before the design is finalised.

FAQ

Home Renovations Montmorency: Your Questions

Ask Us Anything
Which council handles planning for Montmorency?

Montmorency is in Banyule City Council. It was part of the Shire of Eltham until 1994, and neighbouring Eltham is now in Nillumbik Shire Council, so older documents and nearby properties can refer to a different council. Your rates notice or a VicPlan property report will confirm the planning scheme for your address.

Is my Montmorency property in a bushfire prone area?

Some Montmorency properties may be, but much of the suburb is not, which surprises people given the bush setting. The Victorian Bushfire Prone Area map is checked through VicPlan and is reviewed regularly. If your property is inside, new building work generally needs a BAL assessment and construction to at least BAL 12.5. We check this before design.

Can I extend a mud brick home in Montmorency?

Yes. Extensions can be built in new mud brick, or in timber or lightweight materials that complement the original. The junction between old and new walls needs care so moisture doesn’t get trapped. A building permit is needed, and if trees are close, the vegetation and design overlays may require a planning permit.

Should I renovate my Montmorency home before I sell?

Many Montmorency buyers are drawn by the trees, the space and the character of post-war and mud brick homes, and some plan their own changes. Repairing obvious defects, treating damp, painting and tidying the garden help the home present well. A larger renovation takes time to design and permit, especially near protected trees, so it suits owners planning to stay a while.
