Renovating Homes in Spotswood

Spotswood’s streets mix single-fronted Victorian cottages, Edwardian and interwar weatherboards, postwar houses and a growing number of townhouses on subdivided lots. The suburb grew around industry, from the Spotswood Pumping Station and a glassworks to fuel storage, and the railway. Blocks are compact and flat, and many older homes have a run of small rooms leading to a dated rear lean-to. Side setbacks are tight, so most of the change happens at the back.

Common Spotswood renovations replace the lean-to with a light-filled rear extension, open up kitchen, dining and living, restore weatherboards, floors and period details at the front, and improve insulation, glazing and heating. Some owners add a second storey to gain bedrooms on a small block. Extensions need a building permit and can need a planning permit, particularly since Amendment C137 widened Spotswood’s heritage overlays in 2025, so we confirm requirements with Hobsons Bay City Council early.

Before You Start

What to Know Before Renovating in Spotswood

  1. Heritage

    Amendment C137 Heritage Precincts

Since 17 July 2025, Amendment C137 has expanded the HO30 Spotswood Residential Heritage Precinct and added six new overlays, including precincts for War Service Homes and Australian Glass Manufacturers housing. If your home is now covered, demolition, extensions and external changes may need a planning permit. We check the current maps and the precinct’s statement of significance first.

  2. Design

    Victorian, Edwardian or Interwar?

Spotswood’s residential heritage precinct is recognised for two waves of building: Victorian cottages and villas from around 1890, and the Edwardian and interwar houses that followed. Hope Street’s single-fronted Italianate villas are among the earliest. An extension that responds to the era of your house, in roof form, cladding and window proportions, generally sits better with heritage policy and the street.

  3. Structure

    Second Storeys on Small Lots

With compact blocks and close neighbours, many Spotswood owners look up rather than back. An upper level needs engineered footings and framing, attention to overshadowing and overlooking of neighbouring yards, and in a heritage precinct is usually set well back from the front so the original roof still reads from the street. We assess the existing structure before design.

  4. Neighbours

    Living Beside Industry and Freeways

Spotswood grew around factories, a glassworks and fuel storage tanks, and some streets still sit close to industrial land, the West Gate Freeway or the railway. Double glazing, insulated walls and placing bedrooms away from the noisy side make a real difference. It is also worth checking the zoning and what is planned for land around you before committing to a large extension.

  5. Energy

    Warmer Weatherboards

Most older Spotswood homes have little or no wall insulation, single-glazed windows and gaps around floors and doors. Opening walls during a renovation is the best moment to add insulation, seal draughts and upgrade windows. Pairing that with efficient heating and cooling makes a timber house far more comfortable through Melbourne’s winters and summers.

FAQ

Home Renovations Spotswood: Your Questions

Ask Us Anything
How do I check if my Spotswood house is in one of the new heritage overlays?

Look up your address on VicPlan or the Hobsons Bay planning scheme maps, which show any Heritage Overlay number. Amendment C137 changed several Spotswood boundaries in July 2025, so older property reports may be out of date. If your home is covered, the precinct’s statement of significance explains what council is trying to protect. We check this before any design work.

Can I demolish the rear lean-to on my Spotswood cottage?

Usually, yes, but in a Heritage Overlay the demolition of any part of the house can need a planning permit, even at the back. Lean-tos are often later additions with less heritage value, which helps. Outside an overlay, demolition generally needs only a building permit. We confirm the controls with Hobsons Bay City Council before planning the extension.

Can we stay in the house while you build a rear extension?

Often, yes. Spotswood cottages usually have their bedrooms at the front, so many owners stay while work happens at the back behind a sealed temporary wall. There are usually a few weeks without a kitchen or bathroom when the new rooms are connected, and we tell you in advance when those will be.

What renovation work makes sense before selling or leasing a Spotswood home?

Focus on the condition issues that inspections pick up in older Spotswood houses: uneven floors, damp lean-tos, old wiring and peeling weatherboards. Repairs, fresh paint and working heating are usually more sensible than a major extension close to a sale. If your home is in a heritage precinct, an extension also needs permits, so leave it unless you have plenty of time.
