The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”
Renovating Homes in Kingsville
Kingsville’s streets still show their origins in the 1907 subdivisions and the building boom after the First World War: rows of closely spaced, single-storey timber houses with gabled bungalow roofs and Edwardian details on narrow lots. Many keep their original front rooms with a dated rear addition, and blocks are modest, so extensions need careful planning around light and neighbours.
Home projects here usually include replacing old rear additions with open living spaces, adding a bedroom or study, restoring weatherboards, verandahs and decorative features, insulating walls, roofs and floors, and restumping where floors have dropped. Extensions need a building permit, and the Queensville Estate is in a Heritage Overlay, so we work through approvals with the City of Maribyrnong early.

Before You Start
What to Plan For When Renovating in Kingsville
Heritage
The Queensville Estate Heritage Area
The Queensville Estate precinct (HO8), which includes streets such as Chatfield, Chirnside and Coronation streets, is valued for its closely spaced gabled bungalows from just after the First World War. A planning permit is required to demolish, build or alter the outside of a house there. Rear extensions that stay low and out of view from the street are generally easier to support.
Structure
Restumping Before Extending
Timber houses in Kingsville have often sat on their original stumps for around a century, and sloping floors or sticking doors are signs of movement. Restumping, or at least relevelling, the original house before joining a new extension avoids a step or crack where old meets new. We check the subfloor at the first visit so this is allowed for in the quote.
Neighbours
Extending on a Narrow Lot
With narrow frontages and houses close to the side boundaries, Kingsville extensions have to manage overshadowing and overlooking of the house next door, and walls on or near a boundary come with specific requirements. A single-storey rear extension with high windows or a raked ceiling can bring light deep into the house without crowding the neighbours.
Insulation
Insulating an Old Weatherboard
Original Kingsville weatherboards were built without insulation in the walls, floors or ceilings. When linings are off for a renovation, adding wall batts, underfloor insulation and sealing draughts around windows and skirtings makes a noticeable difference to comfort. Ceilings can usually be insulated from the roof space, even over rooms that are not being renovated this time.
Planning
Second Storey Options
A second storey on a Kingsville bungalow can be possible, but in the heritage area it generally needs to sit well back from the front so the gabled roof still reads from the street. The Queensville Estate is also in a Neighbourhood Residential Zone, which sets height limits. We check the zone and overlays for your address before sketching any upper level.

Is my Kingsville house in a heritage area?
Parts of Kingsville are. The Queensville Estate precinct (HO8) covers streets including Chatfield, Chirnside and Coronation streets, and there may be individually listed places elsewhere. Your VicPlan property report shows whether a Heritage Overlay applies. We check your address before design, because it affects demolition, external materials and where an extension can sit.
Can we keep the front rooms and rebuild the back?
Yes, and it suits most Kingsville houses. The original front rooms, verandah and street-facing weatherboards are restored, while the rear addition is replaced with a kitchen, living and dining area that opens to the garden. Where a Heritage Overlay applies, this approach also fits well, because the new work sits behind the original roof.
Can we live at home during a Kingsville renovation?
Sometimes. With a rear extension you can often use the front rooms while the new section is built, then move out briefly when the old and new parts are joined and services are switched over. Restumping, floor sanding and rewiring are harder to live through. We agree the stages with you and keep the building zone sealed from your living space.
Should we renovate our Kingsville home before selling?
It depends on how long you plan to stay. Kingsville’s character homes often attract buyers who want to renovate to their own taste, so a full extension right before a sale is rarely needed. Repairing weatherboards, painting, fixing floors, tidying the garden and attending to obvious defects present the home well. Projects needing permits take months, so they suit owners who are staying.
