Renovating Homes in Footscray

Footscray is one of Melbourne’s older western suburbs, with Victorian and Edwardian weatherboard and brick cottages, interwar houses and a fast-growing number of apartments near the Maribyrnong River and the station. Many cottages sit on narrow blocks with a single bathroom, small bedrooms and lean-to additions that have reached the end of their life.

That shapes most of our Footscray home renovations: replacing old lean-tos with new rear extensions, adding upstairs bedrooms on narrow blocks, restoring weatherboards, floors and period details, and upgrading insulation, glazing and heating in draughty older homes. Parts of Footscray are within Heritage Overlays, so we check planning permit requirements with Maribyrnong City Council and organise building permits before work begins.

What to Plan For When Renovating a Footscray Home

  1. Heritage

    Footscray’s Heritage Precincts

Footscray has several heritage precincts in the Maribyrnong Planning Scheme, including Footscray Residential (HO4), Upper Footscray (HO11) and the Old Footscray Township area, which dates from 1849. In these areas, demolition, extensions and other external works generally need a planning permit. We check the overlay for your address before design starts so the plans suit the streetscape.

  2. Neighbours

    Extending on a Narrow Block

Most Footscray cottages are single-fronted on narrow lots, so a rear extension usually has at least one wall close to or on a side boundary. Wall height and length on boundaries, overshadowing of neighbours’ yards and overlooking all have to meet siting rules. We design around these early, which avoids redesigns once the permit process begins.

  3. Materials

    Restoring Weatherboards and Verandahs

The heritage citation for the Footscray Residential precinct describes small single-storey houses, mostly weatherboard, with front verandahs and originally picket fences. Repairing boards, replacing rotten verandah timbers and reinstating period details helps the home and the street. In a Heritage Overlay, changes to the front may need a permit, so we confirm this first.

  4. Flooding

    Flood Controls Near the River

Land close to the Maribyrnong River can be covered by flood overlays, such as the Land Subject to Inundation Overlay, and council advises checking with Melbourne Water whether a site is affected. Where an overlay applies, an extension may need a permit and a minimum floor level. We check this for your address at the start.

  5. Structure

    Stumps and Subfloors

Many of Footscray’s weatherboards are well over a century old and sit on timber or concrete stumps that have moved over time. Before adding an extension or a second storey, the original house usually needs its floor checked and often restumped, so the old and new parts line up and doors and windows close properly.

  6. Insulation

    Warmer, Quieter Older Homes

Footscray cottages are often cold in winter and noisy near the railway and main roads. A renovation is the time to add wall, ceiling and underfloor insulation and better glazing. In heritage precincts the front windows may need to keep their period appearance, so upgrades focus on the rear and on secondary glazing.

FAQ

Home Renovations Footscray: Your Questions

Ask Us Anything
How do I find out if my Footscray home is in a Heritage Overlay?

You can look up your address in the Maribyrnong Planning Scheme maps on the Victorian Government’s planning property report service, which lists any overlays. We also check this for you at the start, along with whether the home is graded as contributory within a precinct, because that affects what changes are likely to be approved.

Does the abandoned West Footscray heritage amendment affect my home?

Maribyrnong City Council abandoned Amendment C172 in June 2023, and the interim heritage controls for those interwar and post-war precincts were removed in August 2023. That doesn’t change the older precincts already in the planning scheme, such as Footscray Residential (HO4), so it’s still worth checking your address before planning external work.

Can I add a second storey to a Footscray cottage?

Often, yes. On a narrow block, the upper level usually sits toward the rear so it is less visible from the street, which matters in heritage precincts. It will need a building permit, may need a planning permit, and the original house generally needs its stumps and frame checked so they can carry the new load.

Can we live in the house while you extend it?

Many Footscray owners stay at home during a rear extension, as the front rooms can usually stay in use while the back of the house is rebuilt. There will be some days without a kitchen or bathroom, and we tell you those dates ahead of time. Larger jobs, such as a second storey, often mean moving out for part of the work.

What renovations are worth considering before I sell or lease my Footscray home?

Footscray’s Victorian and Edwardian cottages and interwar houses appeal to people who like period character close to the station and the river. Lean-to additions in poor condition, rotting stumps and dated wet areas are what most often put buyers off. Restoring the front façade, restumping where needed and tidying the rear rooms tend to be the priorities. Check heritage controls with Maribyrnong City Council before changing anything visible from the street.
