Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Broadmeadows Homes

Broadmeadows grew quickly from about 1950 around a large Housing Commission estate, alongside private brick veneer houses, and newer townhouses and family homes have since filled many subdivided blocks, particularly closer to the station and Hume Central. Kitchens in the original homes are compact and practical, typically separate from the lounge, with limited bench space and older electrical circuits.

Common kitchen projects here are opening kitchens to the living area, adding pantry and bench space, replacing original cabinetry and upgrading wiring, and linking the kitchen to the backyard with sliding doors. Most interior kitchen work doesn’t need a planning permit from Hume City Council, though all gas, plumbing and electrical work is done by licensed trades.

Before You Start

Before You Renovate a Kitchen in Broadmeadows

  1. Layout

    Compact Commission Kitchens

Kitchens in former Housing Commission homes in Broadmeadows are often small rooms with a window over the sink and a door to the back. A galley or L-shaped layout with tall pantry storage, plus a bench that extends into the meals area, can make them work much better. We plan around the existing sink position to limit plumbing changes.

  2. Electrical

    Upgrading Old Wiring

Original Broadmeadows homes often have an old switchboard with ceramic fuses and very few power points in the kitchen. Modern ovens, cooktops and dishwashers need dedicated circuits and safety switches. Our licensed electricians assess the switchboard early, so any upgrade is in the quote, and provide a Certificate of Electrical Safety at the end of the work.

  3. Structure

Removing the Wall to the Lounge

Opening the kitchen to the lounge in an original Broadmeadows home may mean removing a load-bearing wall. An engineer then sizes a beam, and a building permit is generally required. We check the roof framing and ceiling before planning the open layout, so the quote covers the structural work and any ceiling and floor patching.

  4. Asbestos

    Asbestos Behind Old Kitchens

Kitchens in Broadmeadows homes built before 1990 may have asbestos cement sheeting behind splashbacks, in the ceiling or under old vinyl floor tiles. It must be tested before removal, and larger amounts are removed by a licensed removalist. We plan for testing early, so it doesn’t hold up demolition or the cabinetry installation.

  5. Outdoor

    Linking to the Backyard

Many Broadmeadows homes have a flat backyard but only a narrow back door through the kitchen or laundry. Replacing a window with sliding doors and adding a deck or patio close to floor level connects the kitchen to the yard for outdoor meals. We plan the step down and drainage at the door together with the outdoor area.

FAQ

Kitchen Renovations Broadmeadows: Your Questions

Ask Us Anything
Do I need a permit to renovate my Broadmeadows kitchen?

Hume City Council doesn’t usually require a planning permit for a kitchen renovated inside the house. Removing a load-bearing wall generally needs a building permit and engineering. Licensed trades handle the gas, plumbing and electrical work and certify it. For a townhouse with an owners corporation, check whether approval is needed before work starts.

Can a small kitchen fit a dishwasher and a pantry?

Usually, yes. In compact Broadmeadows kitchens, a slimline or standard dishwasher can often sit beside the sink, while a tall pull-out pantry fits a narrow gap. Reworking corner cupboards and running cabinetry up to the ceiling adds more storage. We plan the layout to make the most of every wall.

How long will we be without a kitchen?

For a kitchen on the same footprint, the main disruption is between removing the old cabinets and fitting the benchtops. Removing walls, asbestos or moving plumbing adds time. We give you a written schedule and can suggest a temporary setup in another room of your Broadmeadows home, with the fridge, a microwave and a bench.

What kitchen updates make sense before leasing a Broadmeadows home?

Rental homes in Broadmeadows need a kitchen that is safe, clean and reliable. Replacing worn benchtops, damaged cupboard doors and an old cooktop, checking the rangehood and power points, and fixing leaks under the sink usually matter more than designer finishes. Durable surfaces reduce wear between tenancies. We can quote a refresh and a full kitchen so you can compare.
