Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Westmeadows Homes

Westmeadows is a quiet north-western suburb along the Moonee Ponds Creek, with streets of 1970s and 1980s brick veneer homes, some older post-war houses and a small historic area around Ardlie Street, once the centre of the original Broadmeadows township. Kitchens in the typical homes are L-shaped or U-shaped with a meals area, laminate or timber cabinets and a wall separating them from the family room.

Typical kitchen projects here include opening kitchens to the family and meals areas, adding island benches and pantries, replacing dated cabinetry with modern joinery, and improving lighting and ventilation. Some homes have a servery to the family room that can be widened into a proper bench. Most interior kitchen work doesn’t need a planning permit, and we check any heritage controls with Hume City Council for homes near the old village.

Before You Start

Before You Renovate a Kitchen in Westmeadows

  1. Layout

    Widening the Servery

Many Westmeadows kitchens from the 1970s and 80s have a servery opening into the family room. Widening it into a breakfast bar, or removing the wall altogether, makes the kitchen part of the living space. If the wall carries roof or ceiling loads, a beam and a building permit are needed, which we arrange as part of the job.

  2. Materials

    Timber Doors Worth Keeping

Some Westmeadows kitchens have solid timber doors from the 1980s that are still in good condition, while the particleboard carcasses behind them have swollen. Replacing the carcasses, benchtops and hardware and refinishing the doors can be an option. We tell you honestly whether the old joinery is worth saving before you decide.

  3. Design

    Fitting an Island

Westmeadows kitchens with a separate meals area often have room for an island once a wall is removed. An island needs clearance on all sides, power for any appliances and, if it has a sink, plumbing through the slab or subfloor. We plan the island so it doesn’t block the path to the back door or family room.

  4. Energy

    Gas or Induction

Many Westmeadows homes still have a gas cooktop and wall oven from an earlier fit-out. Moving to induction needs a dedicated circuit and may require a switchboard upgrade, while the gas line is capped by a licensed gasfitter. If you keep gas, the new cooktop’s position must meet clearance rules for the rangehood and nearby cabinets.

  5. Ventilation

    Rangehoods That Vent Outside

Older Westmeadows rangehoods often recirculate air into the kitchen or vent into the roof space, leaving grease and moisture behind. A new rangehood ducted outside through the roof or an external wall clears cooking steam properly. Where the kitchen sits under a tiled roof, we plan the duct route and roof flashing before installation.

FAQ

Kitchen Renovations Westmeadows: Your Questions

Ask Us Anything
Can I open up my Westmeadows kitchen to the family room?

Usually. The wall between them may be load-bearing, so we check the roof framing and the services in the wall first. A load-bearing wall needs an engineered beam and a building permit, but Hume City Council doesn’t generally need to issue a planning permit for internal changes. We explain the options before you decide.

Is my home near the Westmeadows village heritage listed?

Most Westmeadows homes are not. A number of individual places around the old township, such as the former shire buildings in Ardlie Street and the bluestone bridge on Fawkner Street, are heritage listed. If your property is affected, external changes may need a planning permit, but a new kitchen inside the house is rarely affected.

How can we manage without a kitchen during a Westmeadows renovation?

Most households set up a temporary kitchen in the laundry or family room with a microwave, a kettle and the fridge. The kitchen is out of action from demolition until the benchtops and sink are installed, and we give you a written schedule so you know when that will be. Keeping the existing layout shortens this period.

We are thinking of leasing our Westmeadows home. Is a new kitchen worth it?

For a rental, a reliable, easy-to-clean kitchen often matters more than a new design. Replacing worn benchtops, broken hinges, a faulty oven or a rangehood that doesn’t vent properly helps an older Westmeadows kitchen cope with tenants’ daily use. A full renovation is usually better suited to owners who will live in the home themselves.
