Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Airport West Homes

Airport West grew from the mid-1950s, with modest brick veneer and weatherboard homes on decent-sized blocks, and many of those blocks have since been split into villa units, particularly in the streets near Keilor Road. Original kitchens here tend to be compact and closed off, with laminate benches, overhead cupboards and a separate dining room, often still running on the wiring and plumbing of their era.

Common kitchen projects here are taking out a wall to link the kitchen with living and dining, adding pantry and drawer storage, upgrading old wiring and switchboards to suit modern appliances, and fitting sliding doors to the backyard. Most kitchen work inside the home doesn’t need a planning permit from the City of Moonee Valley, and electrical and plumbing work is always done by licensed trades.

Before You Start

Planning a Kitchen Renovation in Airport West

  1. Structure

The Wall to the Dining Room

In many Airport West houses a wall with a doorway separates the kitchen from the dining room, and in some homes it supports ceiling joists or part of the roof. Removing it may need a beam, an engineer’s design and a building permit. We check the roof framing before planning an open layout, so the quote reflects what the wall is actually doing.

  2. Electrical

    Old Switchboards and Circuits

Kitchens in 1950s and 1960s Airport West homes were wired for a stove, a fridge and a couple of power points. An induction cooktop, wall oven and dishwasher each need suitable circuits, and an older switchboard may have no spare room or safety switches. Our licensed electricians assess the board early and issue a Certificate of Electrical Safety when the work is finished.

  3. Outdoor

    Opening Onto the Backyard

Airport West backyards are often deep, with a garage or shed at the rear and a driveway down one side. Moving the kitchen to the back of the house, or replacing a window with a sliding door, puts it beside a deck or patio. Floor heights on stumped houses can mean a step down, which we plan together with the outdoor area.

  4. Storage

    Storage in a Compact Room

Original Airport West kitchens are usually small, with a single pantry cupboard and high overheads that are hard to reach. Deep pot drawers, a tall pull-out pantry, a corner unit and cabinetry running to the ceiling add storage without enlarging the room. We plan the cabinets around how you cook and shop, and where the fridge and bins need to go.

  5. Apartments

    Galley Kitchens in Villa Units

Villa units in Airport West often have galley or L-shaped kitchens open to a small living area. Keeping the sink and cooktop in place limits plumbing changes, while new cabinetry, a stone benchtop and better lighting refresh the room. If the unit has an owners corporation, rangehood ducting through the roof or an outside wall may need its approval first.

FAQ

Kitchen Renovations Airport West: Your Questions

Ask Us Anything
Can I open my Airport West kitchen to the living room?

Usually, yes. The key question is whether the wall is load-bearing. If it carries ceiling or roof loads, it needs a beam designed by an engineer and generally a building permit, but not usually a planning permit from the City of Moonee Valley for an internal change. We inspect the roof space and explain the options before quoting.

Should we switch from gas to induction in our Airport West kitchen?

Many owners replacing an original gas cooktop in Airport West choose induction. It needs a dedicated circuit, and an older switchboard may need upgrading first. The gas line to the kitchen is capped by a licensed gasfitter, while gas heating or hot water can stay connected. We include the electrical and gas work in the written quote.

How long will the kitchen be unusable?

For a kitchen on the same footprint, the main disruption runs from removing the old cabinets to installing the benchtops, which are measured once the cabinets are fitted. Taking out a wall or relocating the sink extends the program. We give you a written schedule and can help set up a fridge and microwave in another room, such as the original dining room many Airport West homes have.

We plan to lease our Airport West unit. What should we do with the kitchen?

Tenants looking at units near Westfield Airport West and the tram generally want a clean, reliable kitchen rather than designer finishes. Replacing chipped laminate benchtops, sagging doors, a tired cooktop and worn flooring often makes the biggest difference. Durable surfaces and good drawer storage suit a rental well. We can quote a refresh and a full replacement so you can compare them.
