Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Tullamarine Homes

Tullamarine’s housing grew around the new airport from the 1960s, with streets of brick veneer homes on flat, generous blocks inside a loop of the Moonee Ponds Creek, plus units and newer infill houses. Kitchens in these homes are usually closed rooms with a meals area, laminate benches and overhead cupboards, separated from the lounge by a wall or servery.

Common kitchen projects here are removing walls for open-plan living, replacing original cabinetry with modern joinery, adding island benches and pantries, and upgrading lighting, appliances and ventilation. Owners of some properties close to the airport also upgrade glazing to reduce noise. Most interior kitchen work doesn’t need a planning permit from Hume City Council.

Before You Start

Before You Renovate a Kitchen in Tullamarine

  1. Structure

    Removing the Servery Wall

Many Tullamarine kitchens are divided from the lounge by a wall with a servery hatch. Depending on how the roof was framed, that wall may support ceiling joists. Removing it then calls for a beam designed by an engineer and, generally, a building permit. We check the roof space before promising an open layout and include the beam and any ceiling repairs in the quote.

  2. Light

    Lighting a Deep Floor Plan

Tullamarine’s single-storey homes are often wide and deep, so a kitchen in the middle of the house can be dim even at midday. A skylight, a larger window to the yard and layered LED lighting under the wall cabinets and over the bench make the room far easier to work in. We plan the lighting circuits together with the cabinetry layout.

  3. Windows

    Glazing Close to the Airport

Some properties in Tullamarine sit close to Melbourne Airport and are covered by airport planning controls. If you are adding windows or sliding doors to the kitchen, laminated or double glazing with good seals reduces aircraft noise and heat loss. We check which controls apply to your address and include suitable glazing options in the design.

  4. Electrical

    Bench Power and Appliances

Original Tullamarine kitchens have few power points and often an old switchboard with ceramic fuses. Modern kitchens need circuits for an oven, an induction cooktop, a dishwasher and benchtop appliances. Our licensed electricians check the switchboard capacity early, add safety switches where needed and issue a Certificate of Electrical Safety at the end of the job.

  5. Layout

An Island in the Meals Area

The meals area beside many Tullamarine kitchens gives enough room for an island once a wall comes out. Leaving around a metre of clear space on each side keeps it comfortable to work at and walk around. We draw the island together with the fridge, sink and cooktop positions, so the layout works when more than one person is cooking.

FAQ

Kitchen Renovations Tullamarine: Your Questions

Ask Us Anything
Do I need a permit to renovate my kitchen in Tullamarine?

Generally not a planning permit from Hume City Council for internal work. Removing a load-bearing wall usually needs a building permit and engineering. Gas, plumbing and electrical work must be done by licensed trades with compliance certificates. If your home is a unit, check whether the owners corporation must approve changes to ducting or plumbing.

Can you reduce aircraft noise in my Tullamarine kitchen?

Partly. Most aircraft noise enters through windows, doors and the roof. When renovating, replacing single glazing with laminated or double glazing, sealing gaps around doors and adding ceiling insulation can make the room noticeably quieter. Some properties in Tullamarine are covered by airport planning controls, which we check for your address.

Can we keep the existing layout to save time?

Yes. Keeping the sink, cooktop and dishwasher where they are avoids moving plumbing and gas, and many Tullamarine kitchens already have a sensible U or L shape. New cabinetry, benchtops and appliances can change the room completely on the same footprint. We show you what a layout change would add before you decide.

Should I update the kitchen before selling my Tullamarine house?

Original Tullamarine kitchens are often in fair condition but look their age. Before a sale, replacing the benchtops, cupboard doors or handles, a worn cooktop and the splashback can freshen the room without the time a full renovation takes. Some buyers plan their own renovation, so a large spend may not suit. We can quote a refresh and a full kitchen to compare.
