Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Bulleen Homes

Bulleen sits beside the Yarra River flats and Heide, and most of its streets were built out with brick veneer family homes from the 1950s to the 1970s on generous blocks. The original kitchens in these homes are usually closed off from the living room, with laminate benches, a small window over the sink and little sense of the large backyard behind them. Newer subdivisions have added townhouses with compact, open plan kitchens.

Common kitchen projects here include removing the wall between kitchen and family room, extending benches into an island with proper seating, turning an old laundry or hallway nook into a walk-in pantry, and opening the rear wall to the garden with wider doors. Most interior kitchen work in Bulleen doesn’t need a planning permit, though removing a structural wall needs engineering and a building permit, which we arrange and confirm with Manningham City Council where required.

Before You Start

Planning a Kitchen Renovation in Bulleen

  1. Structure

    Opening to the Family Room

In Bulleen homes built from the 1950s to the 1970s, the wall between the kitchen and the meals or family room often holds up ceiling joists or part of the roof. Taking it out usually needs an engineered beam and a building permit. We check the roof framing before design and tell you whether a full opening or a wide archway is the practical choice.

  2. Layout

    Islands for Busy Households

Bulleen kitchens often serve larger households, so the layout needs room for more than one person to cook. An island with seating on one side and walkways of around a metre or more around it lets people work and pass at the same time. Where the room is narrow, a peninsula bench joined to one wall may work better than a full island.

  3. Storage

    Walk-In or Butler’s Pantry

Many Bulleen houses have an old laundry, hallway nook or broom cupboard beside the kitchen that can become a walk-in pantry. Adding a second sink or a bench for small appliances there keeps the main bench clear. We check whether the dividing wall is structural and how plumbing and power can reach the space before we draw it up.

  4. Outdoor

    Doors to the Backyard

The deep backyards behind many Bulleen homes are often hidden behind a small window over the sink. Replacing part of the rear wall with sliding or stacking doors links the kitchen to the garden and an outdoor dining area. In brick veneer, a new opening needs a steel lintel and generally a building permit, and the threshold is detailed to keep weather out.

  5. Electrical

    Switchboards in Older Homes

Original switchboards in postwar Bulleen homes often have ceramic fuses and only a few circuits, which may not cope with an induction cooktop, wall ovens and a dishwasher running together. We assess the board at the first visit, and our licensed electricians upgrade it where needed and issue a Certificate of Electrical Safety when the kitchen is complete.

FAQ

Kitchen Renovations Bulleen: Your Questions

Ask Us Anything
Will I need a permit to open my Bulleen kitchen into the living area?

A planning permit from Manningham City Council is not usually needed for internal changes. Removing a load-bearing wall generally needs a building permit and an engineer’s beam design, which we organise. Non-structural walls can often be removed without a permit. We confirm which type of wall you have after inspecting the ceiling and roof space.

Can a new kitchen keep the sink where it is?

Yes. In many Bulleen homes the sink sits under the rear window, and keeping it there avoids moving drainage under a timber floor or through a slab. New cabinetry, benchtops and appliances can still transform the room. If you would like the sink in an island, we check the drainage fall and subfloor access before including it in the quote.

How long is a Bulleen kitchen out of action during a renovation?

It depends on the scope. Replacing a kitchen on the same footprint is quicker than one that removes walls or moves plumbing, because structural work and permits come first. Stone benchtops are measured after the cabinets are installed, which adds a short gap. We give you a written schedule and can help set up a temporary kitchen in another room.

We often host large family gatherings. What helps in a Bulleen kitchen?

Plan for a wide island, a larger cooktop with a ducted rangehood that vents outside, a second oven, and a pantry with its own sink for preparation and washing up. An outdoor kitchen on a covered deck can take some cooking out of the house. On Bulleen’s generous blocks there is usually room to link the two with wide rear doors.

Should I renovate the kitchen before selling my Bulleen home?

An original 1960s or 1970s kitchen can put off buyers who want to move straight in, but a rushed full renovation may not suit your timeline. New benchtops, cabinet doors and handles, a splashback and appliances that work properly often lift the room enough. Structural changes and moving plumbing take longer, so they suit owners who plan to stay in the house.
