Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Bellfield Homes

Bellfield is a small suburb between Ivanhoe and Heidelberg West, bounded by Darebin Creek, Bell Street, Waterdale Road and Banksia Street. It was built largely after the war, much of it as part of a Housing Commission estate, with modest weatherboard and brick homes, and now has plenty of townhouse redevelopment. Kitchens in the original houses are typically small and enclosed, with limited bench space, older cabinetry and a single window to the backyard.

Common kitchen projects in Bellfield include opening the kitchen into a combined living area, adding storage and bench space, replacing original cabinetry and appliances, and fitting wide doors out to the backyard so the kitchen finally connects with the garden. Most interior kitchen work doesn’t need a planning permit from Banyule City Council, but all plumbing, gas and electrical work is done by licensed trades.

  1. Layout

    Small Kitchens, Smart Layouts

Original Bellfield kitchens are often only a few metres across, with a door at each end. A galley or L-shaped layout with the fridge, sink and cooktop close together makes the most of the space. Closing one doorway can free a full wall for cupboards. We measure the room and draw options before you choose.

  2. Structure

    Opening to the Living Room

In many Bellfield homes the kitchen and lounge are separated by a wall that may carry ceiling or roof loads. Removing it usually needs a beam designed by an engineer and a building permit. In weatherboard houses on stumps, the floor under the old wall may also need support. We check both before quoting.

  3. Electrical

    Old Wiring and Switchboards

Wiring in 1950s Bellfield homes may be original or only partly updated, with few power points and an old fuse board. A new kitchen with an oven, cooktop and dishwasher usually needs extra circuits and safety switches. Our licensed electricians assess the board, upgrade it where needed and issue a Certificate of Electrical Safety.

  4. Energy

    Gas Cooktop or Induction

Some Bellfield owners replace an old gas upright cooker with an induction cooktop and wall oven. Induction needs its own heavy-duty circuit, and the gas outlet in the kitchen is capped by a licensed gasfitter. If gas still runs the hot water or heating, only the kitchen connection needs to change.

  5. Storage

    Pantry and Bench Storage

Original Bellfield kitchens often have one tall cupboard and overhead cabinets that are hard to reach. Deep drawers, a pull-out pantry and corner units add storage without enlarging the room, and a small island or trolley can add bench space where there is width. We plan storage around the way you shop and cook.

FAQ

Kitchen Renovations Bellfield: Your Questions

Ask Us Anything
Can we remove the wall between the kitchen and lounge in our Bellfield home?

Often, yes. A non-structural wall can usually be removed without a permit, while a load-bearing wall generally needs a building permit and an engineer’s beam design. A planning permit from Banyule City Council is not usually needed for internal changes. We check the roof and floor framing before giving you a price.

Can a new kitchen fit in the existing footprint?

Yes, and in many Bellfield homes it is the most practical option. Keeping the sink and cooktop near their current positions avoids moving drainage and gas. New cabinetry, benchtops, a splashback and appliances can transform the room. If you need more space later, the kitchen can be designed to extend into a rear addition.

How long will we be without a kitchen?

For a same-footprint Bellfield kitchen, most of the disruption falls between removing the old cabinets and installing the benchtops, which are measured once the cabinets are fitted. Taking out a wall or relocating the sink extends that period. We give you a written schedule and can suggest setting up a temporary kitchen in the laundry or living room.

Is a kitchen in a Bellfield townhouse subject to owners corporation rules?

If your townhouse has an owners corporation, changes to plumbing, rangehood ducting through the roof or walls, or anything affecting common property usually need approval, and the rules may limit work hours. Small developments often have simple processes, but approval still matters. We prepare drawings and details to help.

Should we renovate the kitchen before selling our Bellfield house?

In a compact postwar Bellfield home, buyers will often look past an older kitchen if it is clean and works. Replacing a damaged benchtop, fixing doors and drawers, adding a new cooktop and painting can lift it before sale. Moving walls or plumbing takes longer and suits owners who plan to live in the house.
