Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Preston Homes

Preston is a large suburb running along High Street and around the Preston Market, with Edwardian homes and Californian bungalows in many of the older streets and post-war weatherboard and brick houses further north and east. Many blocks are generous, but the original kitchens are usually small separate rooms at the back, with a meals area and a door to the yard, and many have had only a cosmetic update since.

Typical Preston kitchen work includes combining the kitchen, meals and lounge into one open space, building a rear extension where the existing kitchen is too small, adding an island with seating and a proper pantry, and opening up to the backyard with wide doors. Most interior kitchen work doesn’t need a planning permit from Darebin City Council, though some streets are in heritage precincts that affect external changes.

Before You Start

Before You Renovate a Kitchen in Preston

  1. Layout

    Kitchen, Meals and Lounge

The usual Preston post-war plan has a kitchen, a separate meals room and a lounge at the front. Removing the wall between kitchen and meals is often the simplest change with the biggest effect. Some of those walls carry ceiling or roof loads, so we check the framing from the roof space before promising an opening.

  2. Storage

    Cooking for a Crowd

Some households cook for large groups or entertain often. A large pantry, a second sink, wide pot drawers and long runs of bench space can matter more than an island. Some owners also want a second cooking area near the back door, which we plan with proper ventilation and power.

  3. Heritage

Bungalows in the Spencer Street Precinct

The Spencer Street precinct is a group of Californian bungalows built from 1920 to 1926 on a 1915 subdivision. Inside these houses, a new kitchen is generally not controlled by the Heritage Overlay, but a rear extension, new windows or skylights visible from the street can need a planning permit. We check the controls for your address.

  4. Electrical

    Old Wiring and Switchboards

Many Preston houses still have early wiring, a small switchboard and few circuits. A kitchen with an induction cooktop, wall oven, dishwasher and microwave needs dedicated circuits and safety switches. Our licensed electricians assess the board at the first visit, include any upgrade in the fixed-price quote and issue a Certificate of Electrical Safety.

  5. Outdoor

    Opening to a Deep Backyard

Preston backyards are often long, with lawn, fruit trees and a shed down the end. Wide sliding doors from the kitchen and a deck or paved area at the same level make the yard easy to use. Whether the doors catch winter sun or need shading depends on which way your block faces, so we check that first.

FAQ

Kitchen Renovations Preston: Your Questions

Ask Us Anything
Can you remove the wall between the kitchen and lounge in our Preston home?

Usually, yes. In many Preston bungalows and post-war houses the internal walls hold up the ceiling and sometimes the roof, so removing one needs a beam sized by an engineer and may need a building permit. We look in the roof space at the first visit and explain what is involved.

Do I need approval from Darebin for a kitchen renovation in Preston?

Inside the existing house, a kitchen renovation generally doesn’t need a planning permit. Structural changes may need a building permit, and extensions or external changes in a Preston heritage precinct may need a planning permit. Darebin City Council’s offices are in Gower Street, Preston, and we handle the enquiries for you.

Should we choose an island or a larger pantry?

It depends on how you cook. In a Preston post-war kitchen opened to the meals area, an island adds seating and bench space but needs about a metre of clear walkway around it. If storage is the bigger problem, a walk-in or butler’s pantry may do more. We draw both options so you can compare.

Before leasing or selling a Preston house, what should we do in the kitchen?

With many new townhouses and apartments around Preston, an original kitchen can look tired beside newer homes. Replacing worn doors, benchtops and appliances often achieves a lot without moving plumbing. Make sure the cooktop, oven and rangehood work properly and the power is safe. Larger layout changes suit owners who plan to stay longer.
