Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Eltham Homes

Eltham is known for its bush setting, sloping blocks and mud brick houses from the post-war mud brick movement associated with Alistair Knox and the artists’ colony at Montsalvat, alongside 1970s and 1980s family homes on generous land. Kitchens in these houses often have dark timber cabinetry, exposed brick or beams and small windows, and many sit in a separate room that doesn’t make the most of the trees and views outside.

That shapes most of our Eltham kitchen renovations: opening the kitchen to the living and dining areas, adding windows or doors that look out to the garden, updating dated timber joinery while keeping the warmth of natural materials, and adding pantry storage for busy families. Most interior work doesn’t need a planning permit from Nillumbik Shire Council, though bushfire and vegetation controls can apply if the work changes the outside of the house.

Before You Start

Before You Renovate a Kitchen in Eltham

  1. Structure

Opening Up Earth and Brick Walls

Removing a wall between kitchen and living is straightforward in a framed house, but in Eltham’s mud brick and solid brick homes the internal walls often carry the roof and are much thicker. Any new opening needs engineering and generally a building permit. We confirm what each wall is made of before drawing a layout.

  2. Bushfire

    Bigger Windows to the Bush

A larger window or new glass doors can connect the kitchen to the trees, but in parts of Eltham covered by the Bushfire Management Overlay or a Bushfire Prone Area, glazing may need to meet the property’s BAL rating. We check the property’s bushfire status before choosing windows, as it affects glass and frame specifications.

  3. Materials

    Keeping the Warmth of Timber

Many Eltham kitchens have solid timber benches, exposed beams or recycled brick that owners want to keep in some form. Pairing timber with lighter cabinetry, a stone or engineered benchtop and better lighting brightens the room without losing its character. Exposed beams can often be cleaned and sealed rather than covered.

  4. Layout

    Split Level Layouts

In Eltham’s split level homes the kitchen is often half a level away from the living or family room. Opening a wall across a level change can work well with a low wall, a bench or a balustrade, but it needs careful detailing so the step stays safe. We sketch the options at the first visit.

  5. Plumbing

    Gas, Tank Water and Services

Some Eltham properties have older gas lines, long service runs or rainwater tanks plumbed into the house. Our licensed plumbers and electricians check what is there before the old kitchen comes out, and the job finishes with a plumbing compliance certificate and a Certificate of Electrical Safety.

FAQ

Kitchen Renovations Eltham: Your Questions

Ask Us Anything
Does the Bushfire Management Overlay affect a kitchen renovation in Eltham?

Interior work is generally not affected. If the renovation adds new windows, doors or an extension, the bushfire rules for your property may set the construction standard for that external work. Parts of Eltham are in the Bushfire Management Overlay or a Bushfire Prone Area and other parts are not, so we check your address before the design is finished.

Can I remove the wall between my kitchen and living room in a mud brick home?

Often yes, but mud brick walls are thick and usually load-bearing, so the opening needs an engineer’s design for a beam or lintel and generally a building permit. The exposed ends of the wall also need finishing so the earth is protected. We look at this before you commit to a layout.

Can we keep our original timber kitchen and just update it?

Sometimes. If the cabinet carcasses are solid and the layout works, new benchtops, doors, hardware and appliances can give a timber kitchen a long second life. If the layout is the problem, a new kitchen that reuses some timber elsewhere may make more sense. We give an honest view at the visit.

Do I need council approval to remove trees for a kitchen extension in Eltham?

Possibly. Much of Eltham is covered by Significant Landscape Overlays in the Nillumbik Planning Scheme, which generally require a permit to remove substantial trees. Native vegetation rules may also apply. We check this with Nillumbik Shire Council before any extension is designed around removing a tree.

Should I update the kitchen in my Eltham mud brick house before selling?

Kitchens in Eltham’s mud brick homes and 1970s and 80s houses often have dark stained timber, small windows and layouts that turn away from the bush outside. Buyers who choose Eltham often want the natural materials kept but the kitchen made lighter and more practical. Refinishing timber, adding better lighting and replacing worn benchtops can go a long way. Skip changes that strip out the timber or mud brick character that drew buyers to the house.
