Powder room & laundry into a small bathroom

“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Doreen Homes

Most Doreen homes went up from the 2000s onwards, many in the Laurimar estate west of Yan Yean Road, and were built with a main bathroom, an ensuite and a separate toilet using standard tiles, acrylic baths and framed shower screens. After years of family use, cracked grout, failed silicone and small leaks behind tiles are common, and many ensuites feel smaller than owners would like.

Common bathroom projects here are rebuilding showers with new waterproofing, enlarging ensuites with walk-in showers and double vanities, replacing builder-grade fittings and screens, and adding storage, heated towel rails and better exhaust fans. Bathroom work inside the house rarely needs a planning permit from the City of Whittlesea or Nillumbik Shire Council, and our licensed plumbers and electricians issue compliance certificates.

Before You Start

Before You Renovate a Bathroom in Doreen

  1. Waterproofing

    Leaks in Builder-Grade Showers

Many Doreen showers were tiled over a membrane laid when the estate homes were built, and after years of daily use the silicone and grout can let water reach the wall frame or the slab edge. Stained skirting boards, a musty smell or drummy tiles near the screen are early signs. We strip the shower back to the substrate and waterproof it to the Australian Standard.

  2. Structure

    Upstairs Bathrooms Over Living Areas

In Doreen’s double-storey homes the main bathroom and ensuite usually sit upstairs, above the family room or garage. Swapping a bath for a larger walk-in shower changes where the waste runs between the floor joists, and any leak shows up on the ceiling below. We check the joist layout and access from beneath before settling the new shower position.

  3. Warranty

    Defects and the Builder’s Liability

Some homes in the newer parts of Doreen are still within the period in which the original builder is liable for defects, generally up to 10 years in Victoria. If a shower leak or cracked floor tile looks like a construction fault, raise it with the builder before renovating, because pulling the room apart can complicate a claim. We can inspect it and tell you what we see.

  4. Ventilation

    Windowless Ensuites

Ensuites in many Doreen homes have no window, or only a small one, and the original fan may discharge into the roof space rather than outside. Moisture then builds up in the ceiling and mould spreads along the grout lines. A properly sized fan ducted to the eaves or through the roof is usually a simple fix while the ceiling is open during the renovation.

  5. Layout

    A Busier Family Bathroom

With school-age children, the main bathroom in a Doreen family home gets heavy use before school. Separating the bath and shower, adding a second basin or giving the toilet its own room can ease the morning queue. Because builders set out the wastes in the slab or upper floor, we confirm where pipes can move before finalising the new layout.

  6. Plumbing

Septic Systems East of Yan Yean Road

On the rural side of Doreen, east of Yan Yean Road in Nillumbik Shire, some properties may not be connected to sewer and instead use a septic tank or wastewater treatment system. Adding a bathroom or extra fixtures can push the system past its capacity, and changes may need a council permit. We check how your property is serviced before planning extra fixtures.

FAQ

Bathroom Renovations Doreen: Your Questions

Ask Us Anything
Is my Doreen address in Whittlesea or Nillumbik?

Doreen is divided by Yan Yean Road. The estate side to the west, including Laurimar, is in the City of Whittlesea, while the more rural land to the east is in Nillumbik Shire. For a bathroom inside the house the council makes little difference, but it matters once a project involves an extension, external changes or an onsite wastewater system.

How long will our Doreen ensuite be out of action?

Most bathrooms take 2 to 4 weeks, including time for the waterproofing to cure and the tiles to go on. Most Doreen family homes have a second bathroom, so you can keep using it while the ensuite is rebuilt. Moving the shower, toilet or vanity to a new position adds time, and we confirm the schedule in writing before we start.

Can I have a step-free shower in a Doreen home?

Often, but it depends on the floor. A downstairs bathroom on a concrete slab may need the slab recessed or the floor built up around the shower to get a level entry. Upstairs bathrooms on timber joists can sometimes be set down between the joists. We look at the floor construction and drainage before recommending a shower base or a hobless tiled design.

Is it worth redoing the ensuite before selling our Doreen house?

Many Doreen homes are of a similar age and design, so a tired ensuite with a leaking shower or stained grout can stand out to buyers and building inspectors. Fixing leaks, regrouting, replacing the screen and updating the tapware may be all it needs. A full ensuite rebuild is better suited to owners who will enjoy it for a few years first, and we can quote both options.

Does a Laurimar bathroom renovation need estate approval?

Generally not for work inside the house. Estate design guidelines in Laurimar and similar estates usually deal with the exterior, such as facades, fencing and front gardens, so a bathroom renovation is unlikely to be affected. If the work adds a new window or an extension, we check the estate rules, any title restrictions and the building permit needs first.
