Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Whittlesea Homes

Bathrooms in Whittlesea’s older township homes and farmhouses are often original, with dated tiles, a bath with a shower over it and plumbing that has been altered several times over the decades. Some rural properties rely on tank water and onsite wastewater systems. Newer estate homes on the township’s edge have a standard main bathroom and ensuite, while larger farmhouses may still have only one bathroom.

Common bathroom projects here are full remodels with new waterproofing and tiling, adding a second bathroom or ensuite on larger properties, upgrading old pipework and hot water, and fitting walk-in showers with better ventilation. Internal bathroom work rarely needs a planning permit from the City of Whittlesea, and our licensed plumbers and electricians provide the compliance certificates.

Before You Start

Before You Renovate a Bathroom in Whittlesea

  1. Plumbing

    Septic Systems on Rural Lots

Properties outside the sewered parts of Whittlesea township may use a septic tank or wastewater treatment system. Adding a second bathroom, a spa or extra toilets can push the system past its design capacity, and changes to onsite systems generally need a permit from the City of Whittlesea. We check how your property is serviced before planning any extra fixtures.

  2. Water

    Pressure on Tank Water

On Whittlesea properties supplied from rainwater tanks, a pump sets the water pressure, and modern rain showerheads and mixers may need more flow than an older pump provides. Low pressure can also affect how some instantaneous hot water units perform. We check the pump, the pipe sizes and the hot water system before choosing tapware and shower heads.

  3. Floors

    Rot Under Old Timber Floors

Older weatherboard homes around the township centre usually sit on stumps with timber joists, and decades of leaking showers can leave rotten boards and joists under the bathroom. We lift the floor where needed, replace damaged timber and install a compressed fibre cement sheet floor, then waterproof to the Australian Standard so the new tiles have a sound base.

  4. Asbestos

    Asbestos in Older Wet Areas

Bathrooms in Whittlesea homes built before 1990 may have asbestos cement sheeting behind tiles, in the ceiling or in the eaves outside the window. Disturbing it releases fibres, so suspect material is tested before demolition, and larger amounts must be removed by a licensed removalist. We allow for this in the quote and the schedule from the start.

  5. Layout

    An Ensuite for a Farmhouse

Many Whittlesea farmhouses and older homes were built with a single bathroom at the back of the house. An ensuite can sometimes be made from a large bedroom, an enclosed verandah or a walk-in robe, but the new waste line must reach the existing drain or septic system with enough fall. We assess the floor and the drainage path first.

  6. Heating

    Cold Mornings Near the Ranges

Whittlesea sits close to the ranges and can have colder, frostier winter mornings than suburbs nearer the city. Electric underfloor heating, a heated towel rail and good ceiling insulation above the bathroom make a noticeable difference. Our licensed electricians install the circuits needed, and we plan the heating mat with the floor build-up and tile choice.

FAQ

Bathroom Renovations Whittlesea: Your Questions

Ask Us Anything
Can you renovate a bathroom on a Whittlesea property with a septic system?

Yes. Replacing fixtures in the same positions rarely affects a septic system, but adding a bathroom, a spa bath or extra toilets can increase the load. The City of Whittlesea regulates onsite wastewater systems, so changes may need its approval. We check the system’s capacity and condition before you commit to additional fixtures.

Our Whittlesea farmhouse has timber floors. Can we have a tiled shower?

Yes, as long as the floor is sound and well supported. We check the stumps and joists under the bathroom, replace any rot and lay a suitable sheet floor before waterproofing and tiling. A level-entry shower may need the joists lowered in that area, which we assess on site before quoting so there are no surprises.

How long does a bathroom renovation in Whittlesea take?

Most bathrooms take 2 to 4 weeks. In older Whittlesea homes, repairs to floors or stumps, asbestos removal or rerouting old pipes can add time, and we include allowances for these once we have inspected the room. If the home has only one bathroom, we talk through a temporary arrangement before work starts.

Is it worth updating the bathroom before selling a Whittlesea farmhouse?

Buyers of older Whittlesea homes often accept some original character, but a leaking shower, a rotten floor or failing plumbing will usually be picked up in a building inspection. Fixing those problems, regrouting and replacing worn fittings can help the home present well. A full remodel is a larger project, best suited to owners staying long enough to enjoy it.

Do heritage controls affect a bathroom in a Whittlesea township home?

Heritage controls mostly apply to external changes, so an internal bathroom renovation is not usually affected. Adding a window, a vent through a visible wall or an extension to a property in a Heritage Overlay may need a planning permit. We check whether your property is covered by any overlay before the design is finalised.
