Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Fawkner Homes

Postwar homes in Fawkner usually have one bathroom with a separate toilet, often still with original tiles, a bath with a shower above and old galvanised pipes behind the walls. Units built in the 1970s and 1980s have similar small bathrooms, while the new townhouses have ensuites but tight layouts.

Typical bathroom projects here include stripping and rebuilding original bathrooms with modern waterproofing, replacing old pipework, creating walk-in showers or easier access bathrooms, and adding a second bathroom or ensuite where the floor plan or a rear extension allows. Rebuilding a bathroom inside a Fawkner house rarely needs a planning permit from Merri-bek City Council, and our licensed plumbers and electricians certify everything they install.

Before You Start

Before You Renovate a Bathroom in Fawkner

  1. Asbestos

    Fibro and Old Wall Linings

Fawkner’s Housing Commission houses in the south and the Moomba Park estate in the north were built in the 1950s and 1960s, when asbestos cement sheet was common in wet areas and eaves. Suspect sheeting should be tested before the old bathroom is stripped. Larger amounts need a licensed removalist, and we build that step into the schedule so it doesn’t delay tiling.

  2. Plumbing

    Replacing Galvanised Pipes

Plenty of original Fawkner homes still run on galvanised steel water pipes that have narrowed with rust, which shows up as weak flow and discoloured water at the shower. With the bathroom walls and floor already open, it is the practical time to replace those runs with copper or approved plastic pipe. Our licensed plumbers issue a compliance certificate.

  3. Floors

    Soft Boards Around the Bath

Most early Fawkner houses sit on stumps with timber floors, and a shower or bath that has leaked for years can leave spongy boards and rotten joists underneath. We look at the subfloor from below before quoting, replace damaged framing, and build a floor that is stiff enough to carry a tiled shower without cracking the grout.

  4. Access

    A Level Entry Shower

Swapping the original bath for a level entry shower suits owners who plan to stay in their Fawkner home for the long term. On a stumped timber floor the shower area can be set down between the joists for a hobless finish. Timber blocking for grab rails can go into the walls now, even if the rails are fitted later.

  5. Waterproofing

A Membrane Where There Was None

Bathrooms of the 1950s were usually tiled straight onto render or sheet with no membrane, which is why many Fawkner shower recesses leak into the wall cavities. A rebuilt bathroom gets waterproofing to the Australian Standard across the floor and up the walls, with the fall to the floor waste set before a single tile goes down.

  6. Layout

    Keeping or Joining the Toilet

Postwar Fawkner floor plans usually put the toilet in its own small room beside the bathroom. Some households keep it separate so two people can get ready at once, while others remove the dividing wall to gain a bigger shower or a double vanity. We draw both options and explain what each means for walls and plumbing.

FAQ

Bathroom Renovations Fawkner: Your Questions

Ask Us Anything
Do I need a permit from Merri-bek City Council to renovate my Fawkner bathroom?

Usually not a planning permit when the work stays inside the existing house. Plumbing must be carried out and certified by a licensed plumber, and electrical work needs a Certificate of Electrical Safety. A building permit may be needed if structural walls change or the bathroom is part of an extension. We check what applies to your property before quoting.

How long will the bathroom be out of action in a one bathroom Fawkner house?

Most bathrooms take 2 to 4 weeks from strip out to the final clean. In a Fawkner house with a separate toilet, that toilet can often stay in use for much of the job if it isn’t part of the works. Asbestos removal or subfloor repairs can add time, and we tell you about those before work starts.

Can a second bathroom be added to my Fawkner home?

Often, yes. Fawkner’s wide blocks usually leave room for a rear extension with an ensuite, or a spare bedroom can sometimes become a bathroom. The fall to the sewer and the position of existing pipes decide where it can go. An extension needs a building permit, and parts of Fawkner are in a flood overlay that may affect floor levels.

We are leasing out our Fawkner house. What does the bathroom need?

Victoria’s rental minimum standards require a bathroom with a washbasin, a shower or a bath, and hot and cold water. Many original Fawkner bathrooms meet that on paper but have leaking shower recesses, drummy tiles or failed grout. Fixing the leak properly, retiling the shower and replacing worn tapware is often enough for a new lease, while a full rebuild suits owners planning a longer hold.
