Powder room & laundry into a small bathroom

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Reservoir Homes

The typical Reservoir home has a single small bathroom from the 1950s or 1960s, with a separate toilet, a bath with a shower over it and tiles that are cracking or lifting. Timber floors in weatherboard homes can hide moisture damage under old bathrooms, while townhouses and units built more recently usually have two compact bathrooms.

Common Reservoir bathroom work includes rebuilding the main bathroom with new waterproofing, floor framing where needed and modern fixtures, combining the separate toilet with the bathroom to gain space, adding an ensuite during an extension, and improving ventilation. Our Reservoir bathroom project, a period-style bathroom and ensuite, shows a different direction for an older home. Most bathroom work doesn’t need a planning permit from Darebin City Council, and our licensed plumbers provide compliance certificates.

Before You Start

Before You Renovate a Bathroom in Reservoir

  1. Layout

    Joining Bathroom and Toilet

In most post-war Reservoir houses the toilet sits behind its own door beside a compact bathroom. Knocking through gives room for a separate shower and bath, or a generous walk-in shower with a niche. Some families keep the toilet separate for busy mornings, so we draw both versions and check the wall and drainage first.

  2. Design

Period Style in an Older Home

Reservoir also has older period homes. In our Reservoir bathroom project, the bathroom and ensuite used a tessellated floor with a feature border, antique white brick-pattern wall tiles, a built-in spa bath, period vanities and brass tapware. Choices like these suit a house where the rest of the interior keeps its period detail.

  3. Asbestos

    Former Housing Commission Homes

The Housing Commission built large estates in the east of Reservoir, and many of those houses are now privately owned. They were built economically, so bathrooms are small and services basic, and wall or ceiling linings may contain asbestos cement sheet. We check the construction at the first visit and allow for licensed removal where needed.

  4. Waterproofing

    Waterproofing Over Timber Floors

Reservoir weatherboards and many brick veneers sit on suspended timber floors that move slightly with the seasons. A bathroom floor needs a sound sheet substrate fixed properly, flexible waterproofing to the Australian Standard and movement joints so tiles do not crack. We never tile straight over old floorboards, even when they look sound.

  5. Ventilation

    Damp Ceilings and Subfloors

Many original Reservoir bathrooms have only a small window and no exhaust fan, so mould grows on the ceiling over winter. A fan ducted to the outside, a window that opens properly and a heated towel rail all help. We also check the subfloor under the bathroom, where poor airflow can let moisture build up unnoticed.

FAQ

Bathroom Renovations Reservoir: Your Questions

Ask Us Anything
Have you renovated a bathroom in Reservoir?

Yes. Our Reservoir bathroom renovation project page shows a period-style bathroom and ensuite completed in 2022, with tessellated floor tiles, brick-pattern wall tiles, a built-in spa bath, period vanities and two showers with semi-frameless screens and ceramic bases. It was part of a larger period home renovation in Reservoir, which is also on our website.

Can we get rid of the bath in our Reservoir brick veneer?

Yes. Replacing the bath with a walk-in shower is common in small post-war bathrooms and frees up floor space. If there is no other bath in the house and you have young children, a shower over a bath with a fixed screen is a sensible compromise. We show you both layouts drawn to your room’s measurements.

Will our Reservoir bathroom need a permit?

Internal bathroom renovations generally don’t need a planning permit from Darebin City Council. A building permit can be needed for structural work, such as removing a load-bearing wall. Plumbing and electrical work must be done by licensed trades, and we provide the plumbing compliance certificate and Certificate of Electrical Safety on completion.

Is it worth redoing the bathroom before leasing or selling in Reservoir?

Many Reservoir houses still have original bathrooms, and buyers and tenants quickly notice cracked tiles, leaks and mould. A tidy bathroom that works well tends to matter more than premium fittings. Fix any leaking shower, replace a worn vanity and tapware and add a good exhaust fan. A full rebuild suits a bathroom with failed waterproofing or a damaged floor.
