Powder room & laundry into a small bathroom

“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Wow! Now that's a bathroom

“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Preston Homes

In Preston’s bungalows and post-war homes there is usually one central bathroom off the hallway, with original or 1970s tiles, a bath with a shower over it and a separate toilet nearby. Some weatherboards have a bathroom built into an enclosed back verandah, and the many townhouses and units built on subdivided blocks tend to have small, practical bathrooms with basic finishes.

Common Preston bathroom work includes stripping the main bathroom back to the frame and rebuilding with proper waterproofing, adding a second bathroom or ensuite as part of an extension, combining a separate toilet into a bigger room, and dealing with old timber floors and moisture damage. Most bathroom work doesn’t need a planning permit from Darebin City Council, and licensed trades provide the compliance certificates.

What to Plan For in a Preston Bathroom

  1. Layout

    Separate Toilets in Bungalows

Preston’s interwar bungalows and post-war homes commonly have the toilet in its own small room beside the bathroom. Removing the wall between them gives space for a larger shower or a double vanity, although some households prefer to keep a separate toilet for busy mornings. We show both on a plan and check what the wall supports first.

  2. Heritage

    War Service Homes

Preston has a War Service Homes precinct of houses built between 1920 and 1924 for returned servicemen, protected by a Heritage Overlay. Bathroom work inside these modest homes is generally not controlled, but replacing a bathroom window that faces the street or adding a visible roof vent may need a planning permit. We check the overlay first.

  3. Design

A Second Bathroom for the Family

Many Preston houses were built for large families with one bathroom. A second bathroom or ensuite can often be carved from a big back bedroom, an enclosed verandah or a new extension. Placing it close to the existing drainage keeps plumbing simpler, so we look at the sewer connection and the available fall before suggesting where it goes.

  4. Materials

    Small Bathrooms in Units

Preston’s many units and townhouses, from the 1970s to recent years, often have small bathrooms with basic finishes. Large format tiles, a wall-hung vanity, a recessed shaving cabinet and a frameless screen help the room feel bigger. Where the unit is part of an owners corporation, we check whether plumbing changes need its approval.

  5. Floors

    Moisture Under Timber Floors

In Preston weatherboards, a bathroom on a suspended timber floor can rot underneath when an old shower has leaked for years. Signs include lifting tiles, a soft spot near the shower or a musty smell under the house. We open the floor, replace damaged joists and sheeting, and waterproof to the Australian Standard before tiling.

FAQ

Bathroom Renovations Preston: Your Questions

Ask Us Anything
Which Preston houses are covered by a heritage overlay?

Darebin has several residential heritage precincts in Preston, including the Spencer Street, Mary Street, Bruce Street, Heart of Preston and War Service Homes precincts, plus individually listed houses. Your planning property report will show whether a Heritage Overlay applies. For bathroom work inside the house it rarely matters, but external changes may need a permit.

Can we add an ensuite to our Preston bungalow?

Usually, yes. In a Californian bungalow the front bedroom is often large enough to give up space for a compact ensuite, or one can be included in a rear extension. The ensuite needs drainage, ventilation and waterproofing, so we check how far it sits from the sewer line before confirming the layout.

Can we keep using the house while the only bathroom is redone?

Many Preston families do, with some planning. The toilet can sometimes be kept working for part of the job, and a temporary arrangement covers the rest. Most bathrooms take 2 to 4 weeks. We seal the work area, clean up each day and tell you in advance which days the water will be off.

Should I renovate the bathroom before selling or leasing my Preston unit?

Preston units compete with many newer apartments near the station and the Preston Market, so a dated bathroom can stand out for the wrong reasons. Regrouting, replacing a cracked vanity, new tapware and a frameless screen often do enough. If the shower leaks or the floor is damp, fix that properly first, because building inspectors and tenants notice it quickly.
