Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Eaglemont Homes
Eaglemont’s interwar and mid-century homes usually have an original bathroom with small tiles, timber floors and a window to the garden, and many have only one bathroom for the family. Split-level and hillside homes can have bathrooms on lower levels that were added later and are often cold or poorly ventilated.
Typical bathroom projects in Eaglemont include rebuilding older bathrooms with sound subfloors and reliable waterproofing, adding an ensuite or second bathroom, choosing finishes that suit the era of the home, and fixing damp and ventilation in lower-level rooms. Interior bathroom work rarely needs a planning permit, but heritage controls apply to parts of the suburb, so we confirm any external changes with Banyule City Council.

What to Plan For in an Eaglemont Bathroom
Heritage
Windows and Vents in Heritage Areas
In parts of Eaglemont covered by a Heritage Overlay, changing a bathroom window, adding an external vent or a roof flue visible from the street can need a planning permit. Interior work is generally not controlled. We plan exhaust ducting and window changes so they sit on less visible side or rear walls wherever possible.
Floors
Timber Subfloors in Older Homes
Bathrooms in Eaglemont’s interwar bungalows often sit on timber floors that have been exposed to water for decades under old tiles. Once the floor is lifted, we check the joists and bearers, replace anything soft and lay sound sheet flooring before waterproofing. This step is easy to skip and expensive to fix after the tiles are down.
Design
Finishes That Suit the Era
An English Revival or Spanish Mission home in Eaglemont can suit small hexagonal or square floor tiles, a gloss wall tile and traditional tapware, while a mid-century house may call for simpler lines and timber. Choosing finishes that respect the house helps the new bathroom feel like it belongs. We help narrow the choices with samples.
Ventilation
Damp Lower-Level Bathrooms
On Eaglemont’s steep blocks, bathrooms added to a lower level can be partly below ground on the uphill side, with poor airflow. Moisture through the walls, condensation and mould are the usual results. Drainage against the outside wall, waterproofing and a ducted exhaust fan venting outside deal with the cause rather than the symptoms.
Heating
Cold Rooms in Winter
Many older Eaglemont homes have the bathroom on the shaded side of the house, with uninsulated walls and a large window. Insulating the walls while they are open, and adding a heated towel rail, an in-floor heating mat or a heat lamp fan, makes the room comfortable in winter. Our licensed electricians install and certify the new circuits.

Do heritage controls affect my Eaglemont bathroom renovation?
Usually only where the work changes the outside of the house. Heritage Overlays mostly control external changes, so new windows, vents or an addition for a bathroom may need a planning permit from Banyule City Council. Homes in the estates on the Victorian Heritage Register may have extra requirements. We check your property’s status first.
Can we add a second bathroom to our Eaglemont home?
Often. Options include converting a small bedroom or sleepout, borrowing space from a wide hallway, or building a new bathroom in a rear extension that steps down the slope. The drain needs enough fall to reach the sewer, which can be tricky on a hillside block. We check the levels before designing anything.
How long will an Eaglemont bathroom renovation take?
Once work begins, most bathrooms take 2 to 4 weeks. Older Eaglemont homes may need subfloor repairs, new pipework or asbestos testing, which can add time. Steep driveways and steps can slow deliveries and rubbish removal too. We include these allowances in the written schedule so the timeline is realistic.
Can original features be kept in a period bathroom?
Sometimes. A cast iron bath, original window joinery or a tiled feature can occasionally be kept or reused, although each needs protecting during the waterproofing stage. Where the original tiles have failed, new tiles in a sympathetic pattern can bring back the feel of an Eaglemont period bathroom. We discuss what is realistic once we see the room.
Is it worth updating the bathroom before we sell our Eaglemont home?
Buyers in Eaglemont often value period character, so a careful refresh may suit better than a modern strip-out. Repairing leaks, regrouting, replacing worn tapware and improving ventilation can present the room well. If the waterproofing has failed, a full renovation of 2 to 4 weeks may be needed before listing, so check the floor and walls early.
