Renovating Homes in Bentleigh

Bentleigh took its name from Thomas Bent when East Brighton station was renamed in his honour, and most of its housing went up in the 1920s and 1930s as market gardens were subdivided. Streets of Californian bungalows, interwar brick homes and weatherboards mix with postwar houses, units and townhouses, particularly near Centre Road and the station. Most houses still have a good backyard.

Typical home renovations here include rear extensions with open plan living, a main bedroom with ensuite, restumping and rewiring, and better insulation, glazing and heating throughout. Parts of Bentleigh are covered by Glen Eira’s Heritage Overlay, and some properties may be affected by flood or tree controls, so we check the planning requirements for your property before design begins.

Before You Start

What to Plan For When Renovating in Bentleigh

  1. Heritage

    Bentleigh’s Heritage Precincts

Glen Eira’s Heritage Overlay covers several Bentleigh precincts, including streets around the station between Centre Road and Brewer Road, the Rose Hill Estate around Rose Street, and the Bentleigh Heights Estate on The Highway. Extensions and external changes there usually need a planning permit. We check your address and design additions that respect the street.

  2. Flooding

    Overland Flow in Low Areas

Bentleigh sits in the Elster Creek catchment, which drains towards Elwood and has known flooding problems. Parts of the suburb may be in a Special Building Overlay, which can require a planning permit and set a minimum floor height for an extension. We check flood information early so the design allows for any step up.

  3. Trees

    Protected Canopy Trees

Glen Eira’s tree local law protects certain large trees on private land, and an extension near one may need a permit to prune or remove it, or a design that keeps footings out of the root zone. Mature trees are common in Bentleigh’s established backyards. We check tree sizes and council requirements before setting out the footprint.

  4. Structure

    Restumping Before Extending

Interwar Bentleigh homes on timber or concrete stumps often have floors that dip after decades of movement. Restumping the original house before or during an extension lets the new and old floors meet level, and it is easier while the trades and access are already in place. Our first visit includes a look under the floor where access allows.

  5. Neighbours

    Townhouses Next Door

With units and townhouses replacing older houses on some Bentleigh streets, a renovation may face a neighbour’s two-storey wall or windows. Overlooking and overshadowing rules apply to your extension too, and a wall on the boundary needs care with fences and footings. We plan windows, height and setbacks to suit both sides.

  6. Insulation

    Draughty Interwar Homes

Bungalows and interwar homes in Bentleigh were built with high ceilings, timber floors and no insulation. Ceiling and underfloor insulation, sealing unused fireplaces and gaps where safe, and double glazing in an extension help keep heat in. We can include these upgrades with the main works so they are done while the house is opened up.

FAQ

Home Renovations Bentleigh: Your Questions

Ask Us Anything
Is my Bentleigh home in a heritage overlay?

It may be. Several Bentleigh precincts and some individual properties are in Glen Eira’s Heritage Overlay, while many streets are not. A free property report from VicPlan lists the overlays on your lot. If one applies, extensions, demolition and front fence changes usually need a planning permit. We check before design starts.

Can we add a second storey to our Bentleigh bungalow?

Often, depending on the structure and planning rules. In a heritage precinct, an upper level is usually set well back so it is less visible from the street. Elsewhere, overlooking and overshadowing rules still apply. An engineer checks the existing footings and walls, and we confirm planning requirements with Glen Eira City Council before design.

Can we live at home during a Bentleigh renovation?

Often for the early stages of a rear extension, while work happens behind a temporary wall. Restumping, rewiring, floor sanding and the stage where the extension joins the house usually mean moving out for a while. We map out the stages with you so you know in advance when the house will be hard to live in.

Is it worth renovating before selling our Bentleigh home?

Buyers in Bentleigh range from families wanting a finished home to people planning their own extension, so a major project right before a sale is not always the right call. Repairs, painting, sanding floors and tidying the garden usually present the home well. If a building inspection is likely to flag stumps or wiring, fixing those first may be the most useful step.
