Renovating Homes in Huntingdale
Huntingdale, once called East Oakleigh, is a small residential pocket between the Princes Highway and North Road, with its southern end given over to industry and its station a common bus link to Monash University. Homes are mostly postwar brick veneers and weatherboards, units and newer double storey houses. The older houses are solid but have small separate rooms, a single bathroom and little insulation, and many are owned by families or investors looking to modernise.
Common home projects here include opening up closed floor plans, adding rear extensions or extra bedrooms, renovating kitchens, bathrooms and laundries together, and improving insulation, glazing and heating for comfort. Most interior work doesn’t need a planning permit from the City of Monash, but extensions and structural changes need a building permit, which we organise before work starts.

Before You Start
What to Plan For When Renovating in Huntingdale
Neighbours
Living Near the Industrial Area
Homes close to the industrial area at Huntingdale’s southern end, between Hargreaves Street and North Road, can be affected by truck movements and noise. Placing bedrooms away from that boundary, using good glazing and insulating walls help. We take note of neighbouring uses when planning an extension or a second storey.
Privacy
Townhouses Next Door
Older Huntingdale homes often sit beside a newer double storey house or a row of townhouses. When you extend, window positions, screening and setbacks need to balance privacy with daylight for both properties. We design the extension with the neighbouring windows and any overshadowing in mind from the first sketches.
Planning
Extend Out or Build Up
On Huntingdale’s reasonable-sized blocks, a single-storey rear extension is usually simpler to build, while a second storey keeps more of the backyard. Each has different permit needs in the City of Monash, and a second storey needs the existing structure checked. We compare both against your block, the zone and what you need from the home.
Insulation
Insulation and Glazing
Postwar Huntingdale homes often have little or no wall insulation and single-glazed timber or aluminium windows. Adding ceiling and underfloor insulation, sealing draughts and replacing key windows with double glazing make the house more comfortable year round, and quieter in rooms facing the highway or the railway line.
Rentals
Renovating an Investment Home
Some Huntingdale homes are owned by investors renting to people who work or study nearby, including at Monash University. A renovation for rental use focuses on durable finishes, a sensible layout and reliable services. We plan the program around lease dates where possible and give you a written schedule before work begins.

Do I need a planning permit to extend in Huntingdale?
Extensions in Huntingdale generally need a building permit. Whether a planning permit is also required from the City of Monash depends on the zone, any overlays and how the extension sits on the block. Second storeys are more likely to need one than single-storey additions. We check your property before design so the plans suit the approvals.
Can we live at home during a Huntingdale renovation?
Often, especially for a rear extension built while you use the front rooms. Kitchen, bathroom and rewiring stages may need short periods away, particularly if the house has only one bathroom. We plan the stages with you, keep the work areas contained and clean up regularly so the rest of the house stays usable.
What should we fix first when renovating an older Huntingdale home?
Start with the basics: stumps or slab, roof, wiring and plumbing. In many postwar Huntingdale houses the switchboard, hot water service and drains are original or near the end of their life. Fixing these during a renovation, while walls and floors are open, avoids redoing finished work later. We inspect them at the first visit.
What’s worth doing before selling a home in Huntingdale?
Buyers looking at Huntingdale’s older homes often weigh up what they would need to fix themselves. Repairing obvious defects, painting, replacing worn floor coverings, servicing the heating and cooling and tidying the garden help the house present well. Larger works such as an extension take months and permits, so they are better suited to owners staying on.
