Renovating Homes in Ashwood

Ashwood takes its name from neighbouring Ashburton and Burwood, and most of it was built in the 1950s and 1960s, from Housing Commission estates near the Glen Waverley line to private brick veneer and weatherboard family homes. Units and townhouses now fill in older blocks. The original houses are often small by today’s standards, with closed-off rooms, a single bathroom and dated kitchens.

Common home projects here include opening up living areas, renovating kitchens and bathrooms, adding an ensuite or second bathroom, updating weatherboards and windows, and refreshing units and townhouses before a sale or a move in. We confirm any permit requirements with the City of Monash before work starts.

Before You Start

What to Plan For When Renovating in Ashwood

  1. Heritage

    Heritage Places in Ashwood

Ashwood has a place on the Victorian Heritage Register, the concrete Ctesiphon supermarket and residence designed by Robin Boyd on Cleveland Road. Most Ashwood houses are not heritage listed, but your property report will show any overlay that applies. We check this before design starts so a heritage control doesn’t surprise you late in the project.

  2. Flooding

    Flood Overlays Near the Creek

The SES lists Ashwood among the Monash areas with some flood risk, and Gardiners Creek along the northern edge of the suburb can rise quickly in intense rain. Parts of Ashwood may be in a flood overlay that sets minimum floor levels for an extension. We check your property early, because this can change the design and the floor height.

  3. Layout

    Adding to a Small House

Many original Ashwood homes have three bedrooms and one bathroom on a flat block with a decent backyard. A single-storey rear extension with a family room, kitchen and ensuite is a common approach, keeping plenty of garden while reorganising the house. We plan the link carefully so the old hallway doesn’t become a long, dark corridor.

  4. Trees

    Monash Tree Controls

Established trees are part of Ashwood’s streets and gardens. Monash has controls on removing or lopping larger canopy trees on residential land, particularly near the front and rear boundaries, so an extension near a big tree may need a permit or a change of design. We check the controls and root zones before siting the extension.

  5. Materials

    Weatherboard Upkeep

Ashwood’s postwar weatherboards often have original boards that need repair, flaking paint and gaps around the window frames. Replacing damaged boards, sealing joints and repainting with good preparation protect the frame behind. Where you are extending, we match the board profile so the new part blends with the original house.

  6. Asbestos

    Testing Before Demolition

Ashwood homes built before 1990 may have asbestos cement sheeting in the eaves, wet areas, sheds and garages, and around old heaters. Testing before any demolition confirms what is there, and larger amounts are removed by a licensed removalist. We build it into the program so the start of the job isn’t held up.

FAQ

Home Renovations Ashwood: Your Questions

Ask Us Anything
Is my Ashwood home affected by heritage controls?

Most Ashwood homes are not. The suburb does have heritage places, such as Robin Boyd’s Ctesiphon building on Cleveland Road, which is on the Victorian Heritage Register. A VicPlan property report for your address lists any overlays. We check this, along with flood and tree controls, before design starts so the plans suit the approvals.

Should we extend or build up in Ashwood?

On Ashwood’s flat blocks with good backyards, a ground floor extension is often simpler and keeps everything on one level. A second storey keeps more of the garden but needs more structural work, and it is more likely to need a planning permit. We compare both against your needs, your block and the planning controls.

Can we live in our Ashwood house during a renovation?

Often, for much of the work. A rear extension can be built while you use the front rooms, but when the kitchen or the only bathroom is replaced, or the new part is joined to the old, you may need to move out briefly. We plan the stages with you and keep work areas sealed and cleaned up.

We’re preparing our Ashwood house to lease. What should we prioritise?

Start with safety and reliability: working smoke alarms, sound decks and steps, a heater that works and no roof or plumbing leaks. In Ashwood’s 1950s and 1960s homes, worn floor coverings, dated light fittings and tired paint are common and fairly quick to refresh. A full renovation is a separate decision, best made if you plan to live there later.
