Renovating Homes in Camberwell
Camberwell is full of Edwardian, Federation and interwar homes, many on large blocks with established gardens. These houses have lovely period detail, but their kitchens, bathrooms and services often date from decades of piecemeal updates.
Typical Camberwell home renovations modernise the rear of the house for family living while keeping the character of the front rooms, add bathrooms and storage, and upgrade wiring, plumbing and insulation. Large parts of Camberwell are in heritage precincts under the City of Boroondara, so we confirm early whether a planning permit is needed and design to suit.

What to Plan For When Renovating a Camberwell Home
Heritage
Heritage Precincts and Gradings
Camberwell has many Heritage Overlay precincts, including the Golf Links Estate, the Camberwell Links Estate and the Prospect Hill Road precinct. Within them, houses are generally graded significant, contributory or non-contributory, which affects what can change. Demolition, additions and front fences usually need a planning permit from the City of Boroondara.
Design
Respecting an Interwar Estate
The Golf Links Estate was built up from the late 1920s to the late 1930s with Californian bungalows and Old English and Mediterranean style houses. Additions that work best keep the roof forms, brickwork and setbacks consistent, with contemporary but restrained detailing at the rear. We design with the estate’s pattern in mind from the first sketch.
Structure
Working With Brick
Much of Camberwell’s interwar housing is brick, partly because the former council required brick in many areas. Opening up brick walls for open-plan living needs steel beams and careful temporary propping. Cracks from footing movement over many decades are also common, so we check walls and footings before design.
Trees
Canopy Trees and Extensions
Boroondara’s Tree Protection Local Law protects canopy trees on private land, and extensions in Camberwell’s deep gardens often come close to them. Root zones limit where footings and services can go. An arborist report is often needed, and we coordinate it early so the design does not need reworking later.
Electrical
Upgrading Old Services
Wiring, plumbing and heating in Camberwell homes have usually been updated in stages over decades. A major renovation is the time to replace old wiring, upgrade the switchboard and rework hot water and heating. Our licensed electricians and plumbers issue the Certificate of Electrical Safety and plumbing compliance certificate for this work.
Timing
Living at Home During Works
Large Camberwell homes often let families stay while the rear is rebuilt, with the front rooms sealed off from dust. Staging the work so a bathroom and a basic kitchen stay usable makes this easier. Where the whole house is affected, moving out for part of the build is simpler. We plan the stages with you.

Home Renovations In and Around Camberwell
Camberwell (3124) is about 10 km east of the Melbourne CBD, and well within our regular service area. We renovate homes in Camberwell and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Home Renovations MelbourneHow do I know if my Camberwell house is in a heritage precinct?
A planning property report from VicPlan, or the City of Boroondara’s maps, shows whether a Heritage Overlay applies and its number. The precinct citation indicates whether your house is significant, contributory or non-contributory. We check this before design because it shapes what Boroondara is likely to approve.
Can I build a second storey on my Camberwell bungalow?
In many cases, yes, but in a heritage precinct the upper level is usually set back so the original roof form remains visible from the street. Outside heritage areas, standard planning rules on height, overlooking and overshadowing still apply. We look at the street, your block and the controls before suggesting options.
Can I demolish the back of my Camberwell house?
Removing later rear additions is often acceptable, but in a Heritage Overlay demolition generally needs a planning permit, even at the rear. Boroondara will consider how much of the original building remains. We document what is original and what was added later to support the application.
What happens if we find cracks in the brickwork?
Cracking in Camberwell’s older brick houses often comes from footing movement over many decades. We look at the pattern and may recommend a structural engineer’s assessment. Underpinning or crack repairs can usually be done as part of the renovation, before new finishes go on, so the problem does not return.
Is a renovation worthwhile before selling a Camberwell period home?
Many Camberwell buyers are looking for period character, so restoring what is already there is often the best start: repairing verandahs, fixing cracks, repainting and making the garden presentable. Larger works, such as extensions in a heritage precinct, need permits and time. If you plan to sell soon, focus on condition rather than a new layout.
