Renovating Homes in Deepdene
Deepdene is one of Boroondara’s smallest suburbs, made up mostly of interwar brick bungalows, some Federation houses and newer two-storey homes, on leafy streets near Deepdene Park and the Outer Circle Trail. Original layouts have formal rooms at the front and small service rooms at the back, and many houses have already had at least one extension.
Home projects here usually involve replacing dated earlier extensions with better planned open living, adding a second storey that sits discreetly behind the original roofline, restoring period features such as leadlight and ceilings, and upgrading insulation and heating. Parts of Deepdene are in a Heritage Overlay, so we check planning requirements with the City of Boroondara early, along with building permits.

What to Plan For When Renovating in Deepdene
Heritage
Heritage Places in Deepdene
Boroondara’s heritage studies have added places in Deepdene to the Heritage Overlay, including the Angle Road precinct of 1920s brick bungalows (HO885) and individual places such as Mararoa in Leonard Street. Many Deepdene houses are not in an overlay, but where one applies, demolition and external changes need a planning permit.
Structure
Replacing an Older Extension
A rear addition from earlier decades in a Deepdene bungalow may have low ceilings, a step in the floor and a roof that meets the original badly. Removing it and building a new open living area lets the floor run level from the hallway. We check the original house’s footings and floor framing, since the new work has to join it neatly.
Neighbours
Taller Houses Next Door
Many modest Deepdene houses have been replaced with larger two-storey homes, so an extension may sit beside a much taller neighbour. That affects daylight, overlooking and where windows should go. We look at the neighbouring buildings during the site visit and plan window positions and roof forms to keep both light and privacy.
Planning
A Second Storey Behind the Roof
A second storey on a Deepdene bungalow generally works best set back behind the original hipped or gabled roof, so the front still reads as a bungalow from the street. Boroondara’s planning controls on height, overshadowing and overlooking apply, and a planning permit may be needed. We check the zone and overlays before sketching.
Insulation
Comfort in Brick Bungalows
Interwar bungalows in Deepdene have brick walls, timber floors over a ventilated subfloor and often little or no ceiling insulation. Ceiling batts, underfloor insulation, draught sealing and better glazing improve comfort, while new extensions are built to current energy requirements. We look at how the old and new parts of the house can be heated together.

Is my Deepdene house heritage listed?
Many Deepdene houses aren’t, but some are individually listed, and small precincts such as Angle Road are in the Heritage Overlay. Boroondara reviews heritage through planning scheme amendments, so controls can change over time. Your VicPlan property report shows any overlay on your property. We check your address before any design work begins.
Should we extend or knock down and rebuild in Deepdene?
It depends on the house, the block and any heritage control. A sound bungalow with good features can be extended and updated while keeping its character. If a Heritage Overlay applies, demolition needs a planning permit and may not be supported. We can assess your home and explain what a renovation and extension would involve.
Can we live at home during a Deepdene renovation?
With a rear extension you can often live in the front rooms while the new part is built, then move out briefly when the two are joined and services are switched over. A second storey usually means time away, because the roof has to be opened up. We plan each stage with you and seal off the areas under construction.
Should we renovate our Deepdene home before putting it on the market?
Deepdene buyers may be planning to renovate, extend or rebuild, so a major project right before a sale isn’t usually needed. Painting, repairing plaster and floors, servicing the heating and tidying the garden present the home well. Building an extension is a long process of design, permits and construction, so it makes more sense if you will live in the house afterwards.
