Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Craigieburn Homes

Craigieburn has grown rapidly, with large estates of modern brick homes built from the 1990s onwards around the older 1970s and 80s streets near the station and the original township. Kitchens in the newer homes are already open plan, usually with an island facing the family room, but builder-grade cabinetry and laminate benches often wear quickly. Older homes have smaller, separate kitchens.

That shapes most of our Craigieburn kitchen renovations: replacing worn builder-grade cabinetry and benchtops, adding a walk-in or butler’s pantry, extending the island for more seating and storage, and opening older closed kitchens to the living area. Most interior kitchen work doesn’t need a planning permit from Hume City Council, though some estates have their own design guidelines and structural changes need a building permit.

Before You Start

Planning a Kitchen Renovation in Craigieburn

  1. Estates

    Builder-Grade Kitchens in the Estates

Kitchens in Highlands, Aston and the other estates built from the 2000s usually have an island facing the family room, but with melamine doors, laminate tops and thin carcasses. Swollen panels beside the dishwasher and sink are common. Because the layout often works, many Craigieburn owners keep the footprint and replace cabinetry, benchtops and appliances, which keeps plumbing changes and cost down.

  2. Layout

    Opening Up an Older Kitchen

Craigieburn homes from the 1970s and 80s, mainly around the station and the original township, often have a separate kitchen with a wall between it and the meals or lounge room. Removing that wall is the most common change we look at. If it carries roof load, a beam and a building permit are needed, which we organise before work starts.

  3. Storage

Pantry and Storage for Bigger Households

Many Craigieburn homes house large or multi-generational families, and the original single pantry cupboard fills up fast. A walk-in or butler’s pantry, often borrowed from a corner of the laundry or meals area, deep pot drawers and full-height cabinets give far more usable storage than overhead cupboards alone.

  4. Electrical

    Gas, Power and Appliance Upgrades

Older Craigieburn kitchens may have a single oven circuit and too few power points for today’s appliances, while many owners are swapping gas cooktops for induction. Our licensed electricians check the switchboard capacity first, and the finished work comes with a Certificate of Electrical Safety and, for any gas or water changes, a plumbing compliance certificate.

  5. Shade

    Heat in West-Facing Kitchens

Craigieburn sits on open, treeless plains and summer afternoons can be hot and windy. Kitchens that open to a west-facing alfresco can overheat, so we think about window placement, a rangehood that vents outside and benchtop materials that will not discolour in direct sun. Blinds or external shading on the alfresco side help too, and are easiest to plan while the kitchen is being designed.

FAQ

Kitchen Renovations Craigieburn: Your Questions

Ask Us Anything
Do estate design guidelines affect a kitchen renovation in Craigieburn?

Generally not for the kitchen itself. Estate design guidelines in Craigieburn mainly control what is visible from the street, such as facades, fencing and driveways. An internal kitchen renovation is usually unaffected, but if the work includes a new window or a rear extension we check any guidelines and the Hume City Council permit requirements first.

Can we keep using the house while the kitchen is being renovated?

Yes, most Craigieburn families stay at home. We contain the work area, keep the rest of the house clean, and can help set up a temporary kitchen corner with a fridge and microwave. The time without a working kitchen is kept as short as possible by having cabinetry made before demolition starts.

Is it worth replacing the kitchen in a house that is only 15 years old?

It often is when the cabinetry has failed. Particleboard panels near the sink and dishwasher swell once water gets in, and laminate tops chip and lift. If the layout still suits you, keeping the plumbing in the same spot and replacing the cabinets and benchtops is a practical middle path.

How do you price a kitchen renovation?

We meet you at your Craigieburn home, measure the space and talk through how you use it. You then receive a detailed fixed-price written quote listing cabinetry, benchtops, appliances, plumbing and electrical work, so there are no hidden costs once work begins.

Should I update the kitchen in my Craigieburn house before I sell or lease it?

Craigieburn buyers are often young families comparing an established home with a brand new one in a nearby estate, so a tired kitchen can stand out. In 1980s homes that might mean dark timber doors and a narrow U-shaped layout; in 2000s estate homes it is usually worn laminate and dated appliances. New benchtops, door fronts and appliances are often enough. Check the stovetop, sink and preparation area meet Victoria’s rental minimum standards if leasing.
