Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Lalor Homes

Lalor was settled after the war by a home building co-operative, so its older streets are full of modest weatherboard and brick veneer homes on decent-sized blocks, now mixed with units and townhouses built on subdivided lots. The original kitchens are small, enclosed rooms with a single run of cupboards and a window over the sink.

Common Lalor kitchen projects include knocking through to the living or dining room, adding a pantry and an island or breakfast bar, replacing worn laminate and timber cabinets, and improving the link to the backyard with a new door or window. Most kitchen work in Lalor doesn’t need a planning permit, and we confirm any structural changes or extensions with the City of Whittlesea.

Before You Start

Before You Renovate a Kitchen in Lalor

  1. Layout

    Small Enclosed Kitchens

The original kitchens in Lalor’s post-war homes were built as separate rooms with one bench run. Opening a doorway into a wide opening, or removing a wall to the living area, makes the room feel larger and lets light in. We check whether the wall supports the roof before deciding how to open it up.

  2. Storage

    A Full-Height Pantry Wall

In our Lalor Home Renovation, the new white kitchen gained a full-height pantry wall, flat-panel cabinetry and an under-bench oven with a gas cooktop and canopy rangehood. In a small Lalor kitchen, running storage to the ceiling along one wall often gives more space than adding an island that crowds the floor.

  3. Design

    Archways and Old Wall Linings

Many Lalor homes have arched doorways and pine or timber-lined walls added in later decades. In our Lalor project the archways were squared off and the pine lining removed, while one face-brick arch into the kitchen was kept as a feature. Deciding what to keep is part of the design.

  4. Heritage

    The Co-operative Estate

Lalor began in 1946 as the Peter Lalor Home Building Co-operative, with a garden suburb layout east of the railway, and the City of Whittlesea notes that parts of the original estate have heritage listing. Internal kitchen work is rarely affected, but new windows or doors facing the street may be. We check your address first.

  5. Electrical

Power and Gas for New Appliances

Kitchens in Lalor’s older homes were wired for a stove and a fridge, not a dishwasher, microwave and several bench appliances. Our licensed electricians add circuits and power points, and our licensed plumbers move or check the gas line. You receive a Certificate of Electrical Safety and a plumbing compliance certificate.

FAQ

Kitchen Renovations Lalor: Your Questions

Ask Us Anything
Can I see a kitchen you have done in Lalor?

Yes. Our Lalor Home Renovation replaced cream laminate and glossy cream floor tiles with white flat-panel cabinetry, a full-height pantry wall, large-format grey stone-look floor tiles and a white tiled splashback running up to the canopy rangehood. The project page has before and after photos of the kitchen and bench.

Do I need a permit to remove the wall between kitchen and lounge?

Not a planning permit in most cases. If the wall is load-bearing, a building permit and an engineer’s beam design are generally needed. In Lalor’s weatherboard homes the roof structure varies, so we check it at the first visit and arrange the permit before work starts.

Can we keep the face-brick feature in our Lalor kitchen?

Yes. Face-brick walls and arches are common in Lalor homes, and they can look great beside new, clean finishes, as in our Lalor project where the brick archway into the kitchen stayed as a feature. We clean and seal the brickwork and plan cabinetry and lighting around it.

Is a new kitchen worth it before selling or leasing in Lalor?

In Lalor’s older homes the kitchen is often the room that dates the house most, with worn laminate, few power points and little storage. Buyers and tenants both notice this. If the layout works, new doors, benchtops, tapware and lighting may be enough. A full replacement suits kitchens where cabinets are failing or appliances no longer work safely.
