Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Thomastown Homes

Thomastown grew quickly after the war, and its streets are lined with brick veneer and triple-fronted homes from the 1950s to the 1970s on flat blocks, with many units and townhouses added since. Kitchens in these homes are usually closed rooms with a meals area, laminate or timber cabinets and a window over the sink facing the backyard.

Common Thomastown kitchen projects include removing the wall between kitchen and living, adding island benches and better storage, upgrading appliances and lighting, and adding sliding doors to an outdoor area. Many owners also cook for large family gatherings, so we look at wider benches, a strong rangehood and a second sink. Most interior kitchen work doesn’t need a planning permit with the City of Whittlesea.

Before You Start

Planning a Thomastown Kitchen Renovation

  1. Layout

    Closed Kitchen and Meals Area

The usual Thomastown layout puts the kitchen and meals area in one closed room behind the formal lounge. Removing part of the wall between them and the living room is the most requested change. Some of these walls carry roof loads, so we check the roof framing first and allow for a beam and a building permit where needed.

  2. Ventilation

    Cooking for a Crowd

Some households cook in large batches or regularly host big family gatherings. That calls for a long run of clear bench, a wide cooktop, deep pot drawers and a rangehood ducted outside rather than a recirculating one. We design around how and how much you cook, not a standard package.

  3. Design

    Second Kitchens in Garages

Some Thomastown homes have a second kitchen in the garage, a rear room or a converted outbuilding for messy cooking. If you want to upgrade or replace one, the plumbing, gas and electrical work must meet current rules and be certified. We can plan both kitchens together so the main one stays tidy and the second one works hard.

  4. Electrical

    Old Gas Lines and Wiring

Kitchens from the 1960s and 1970s were not wired for a dishwasher, a microwave, a large fridge and several bench appliances at once. Our licensed electricians add circuits and power points, and our licensed plumbers check or move the gas line to the cooktop. You receive a Certificate of Electrical Safety and a plumbing compliance certificate.

  5. Outdoor

A Servery to the Concrete Yard

Thomastown backyards are usually flat, with a concrete yard, fruit trees or a vegetable patch close to the back door. Replacing the window over the sink with a servery or a sliding door makes it easier to carry food out. A new opening in a brick veneer wall needs a lintel, and we organise it as part of the job.

FAQ

Kitchen Renovations Thomastown: Your Questions

Ask Us Anything
Do I need a permit to open up my Thomastown kitchen?

A new kitchen in the same room usually needs no planning permit from the City of Whittlesea. If a wall you want removed is load-bearing, a building permit and an engineer’s beam design are generally needed. We check the roof framing at the first visit and arrange the permit if required, before anything is demolished.

Can you upgrade the second kitchen in our garage?

Yes. We can renovate a garage or rear kitchen with new cabinets, a sink, a cooktop and a ducted rangehood. Gas, plumbing and electrical work is done by licensed trades with compliance certificates. Depending on what changes, a building permit may be needed, for example if you enclose or line the garage, and we check this first.

What rangehood suits heavy cooking?

For frying, grilling and big batches of sauce, choose a rangehood that is at least as wide as the cooktop and ducted outside. In many Thomastown homes the duct can run through the roof space above the kitchen. We size the rangehood to the cooktop and position it so it actually clears steam and smells.

Can we stay in our Thomastown home while the kitchen is renovated?

Usually, yes. We contain the work area, clean up each day and keep the rest of the house usable. Some households set up a microwave and kettle in the laundry or use a garage kitchen if they have one. We give you a written timeline so you know when the kitchen will be back in use.

Should we update the kitchen before we sell or lease our Thomastown home?

It depends on condition. Original kitchens in Thomastown’s postwar homes often have worn laminate, sagging cupboard doors and too few power points. Buyers and renters notice these quickly. Replacing doors, benchtops, tapware and lighting may be enough when the layout works. If the cabinets are failing or the cooktop is unsafe, a full replacement is usually the more practical choice.
