“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. Renovating Homes in Keilor

Keilor has a semi-rural feel for a suburb this close to the city, with the historic village, river flats and market gardens, and hilly streets of brick family homes, many on large blocks with room to extend. Most homes were built from the 1960s to the 1980s and have separate formal and family rooms, small windows and little insulation.

Common Keilor home renovations open up compartmentalised floor plans, add a rear living extension or second storey, upgrade windows, insulation and heating, and rework dated kitchens and bathrooms in one project. Extensions and second storeys need building permits, and some land near the Maribyrnong River and in Keilor Village has heritage, landscape or flood controls, so we check planning controls with Brimbank City Council early.

Before You Start

What to Know Before Renovating a Keilor Home

  1. Heritage

    Keilor Village Heritage Area

The Keilor Village precinct around the Old Calder Highway and Macedon Street is a remnant of the goldfields-era township, with the courthouse and the Keilor Hotel among its key buildings. Properties in or near it can be under a Heritage Overlay, which may require a planning permit for external changes. We check your address before any design starts.

  2. Flooding

    River Flats and Flood Controls

Keilor village sits in a basin of the Maribyrnong River. After the October 2022 flood, interim Land Subject to Inundation Overlay controls were applied to a small number of Keilor properties through Amendment GC236. Where a flood overlay applies, an extension may be referred to Melbourne Water and need a minimum floor level. We check the overlay maps for your address.

  3. Planning

    Landscape Controls Near the Valley

Parts of Keilor near the Maribyrnong valley are covered by a Significant Landscape Overlay, which aims to protect the river landscape and its vegetation. It can affect where and how high you build, and whether trees can be removed. If your block backs onto the valley or the parklands, we check which schedule applies and design the extension to suit.

  4. Slope

    Building on Sloping Blocks

Streets falling towards the river valley mean many Keilor blocks have a noticeable slope. A rear extension may need stepped footings, retaining walls or a level change inside, and stormwater has to be managed so it doesn’t run towards the house. A site survey early on shows the levels so the design can work with them rather than against them.

  5. Insulation

    Comfort in 1970s Brick Homes

Keilor homes of this period often have thin ceiling insulation, none in the walls, single-glazed aluminium windows and ageing ducted heating. A renovation is a good time to top up insulation, replace windows on the most exposed sides and update heating and cooling. The brick veneer walls stay, but the house becomes much easier to keep comfortable.

FAQ

Home Renovations Keilor: Your Questions

Ask Us Anything
Is my Keilor property affected by flood controls?

Most Keilor homes are not, but land near the Maribyrnong River can be. Amendment GC236 applied interim flood controls to a small number of Keilor properties after the 2022 flood, and Melbourne Water is updating its river flood mapping. Check your address on VicPlan, or we can check it for you before planning an extension.

Should we extend out or up on our Keilor block?

Keilor blocks are often big enough to extend at ground level, which is usually simpler than adding a second storey and keeps the house on one level as you get older. Going up suits smaller lots or owners who want to keep the backyard and pool. Slope, setbacks and any landscape overlay all affect the answer, and we compare both.

Can we live at home during a major Keilor renovation?

For a rear extension, usually yes: the new rooms are built first and connected to the house near the end. Bigger internal changes, such as removing walls and replacing the kitchen, can make the house hard to live in for a few weeks. Keilor’s larger homes often have a second living area that helps during that stage.

What updates help when selling or renting out a Keilor family home?

Many Keilor homes are solid brick houses with dated interiors, so cosmetic work often goes further than structural change. Fresh paint, new floor coverings, updated lighting and a tidy garden are a sensible start. Check the roof, gutters and heating too, because a building inspection will. Extensions need permits and time, so they are usually best left unless your timeline allows.
